## About The Property

Suunyside Holiday House is located on a working award winning family farm with peaceful surroundings, where a warm Welsh welcome is given to all that visit us. This old farmhouse has been renovated and is set in a rural location with the most beautiful panoramic views over rolling farmland toward the Brecon Beacons. Taste the fresh spring filtered water which supplies the cottage, sourced right from the brook which runs alongside it.

This is the ideal set up for groups of friends, families, romantic short breaks, team building, reunions, celebration parties, birthdays, bikers and walkers on activity weekends. Dogs are welcome (up to 4), and Sunnyside is surrounded by 450 acres of farmland, where you can play and walk, and where you will also see cattle and sheep roaming around peacefully. The owners of Sunnyside live on site and are happy to offer advice and information on the area.

Outside there's a 7/8 seater hot tub for the ultimate in relaxation while enjoying the spectacular views (please confirm on booking if you wish to use the hot tub). For groups interested in a pamper session, treatments can be provided on site by two local ladies. Please enquire for details.

Sunnyside has been beautifully renovated to become a comfortable self catering cottage, offering a great base from which to explore the nearby Brecon Beacons. The area boasts a great range of cycle routes for all abilities and ages, excellent walking and a wide variety of other outdoor pursuits.

The house offers 7 bedrooms, 5 double beds and 2 singles beds with a cot and cot-bed available too, and with 1 double and 1 single located downstairs. A very well equipped kitchen makes cooking for large numbers easy and then dine around our banquet 8 seater table. Afterwards gather to sit comfortably in a spacious living area with 3 sofas.There is a private patio area with garden furniture and a barbecue on request. The farmhouse also has ample private parking for several cars.

## Facilities

- **Dog Friendly:** Max 4 dogs allowed by agreement but must have a cage/bed to sleep in and a charge is applied £15 per stay per dog. No pets upstairs.
- **Accessibility:** Double and single room downstairs with a shower room.
- **Hot Tub:** 7/8 seater hot tub in the garden. Please advise on booking if you wish to use the hot tub so that we can switch it on ready for you.
- **WiFi:** Free WiFi, and mobile reception is very good.
- **Dining Room:** Enough seating around a banquet table for 8 people. We also have a high chair available.
- **Sitting Room:** More than enough room for everyone to sit together, with 3 large seater sofas. Also a coffee table, DVD player, CD/Hifi, limited Sky WiFi.
- **Kitchen:** A very well equipped kitchen with an electric oven and hob. 2 fridges and a freezer, microwave, washing machine and dish washer.
- **TV and Music Facilities:** TV and DVD player, in living room downstairs.
- **Heating and Open Fires:** Oil central heating with double glazed windows. Also electric fire in living room.
- **Bedrooms:** 1 king, 4 double rooms (one downstairs), and 2 single rooms, one downstairs too. We also have a travel cot and cot-bed to add to make family rooms.
- **Linen:** Linen provided, 4 pillows and a quilt, all with freshly washed and ironed linen. Blankets for extra warmth available. Towels available on request.
- **Bathrooms:** 2 shower rooms, 1 downstairs, 1 upstairs and a toilet room upstairs as well.
- **Children's Facilities:** High chair, travel cot and cot-bed.
- **Outdoor:** Garden furniture and a barbecue is provided on the sun catching patio area.
- **Parking:** Ample parking for several cars around the cottage.
- **Smoking:** Smoking outside is permitted.

## Booking Information

- 10% deposit on booking, final payment 1 month prior to arrival.

- Minimum stay 2 nights out of season, or 3 nights at peak times. Minimum 5 nights at Christmas and New Year.
