No floor plans are available for this property. ## About The Property At Swainsley Farm Holiday Cottages there’s room to socialise but also flexibility for those choosing to be independent. The Coach House has a spacious lounge while the Haybarn can seat up to 12 for dining together. The Old Byre provides a peaceful bolt-hole for grandparents or anyone wanting a little privacy. All 3 cottages have Gold Awards from VisitEngland. Surrounded by amazing scenery and with panoramic views, the cottages enjoy direct access to the Manifold Trail for walking and cycling. The less energetic may wish to stroll the riverbank or explore nearby pretty villages with a wealth of historic churches and ancient inns. Village shops and pubs are close by, with Buxton, Bakewell, Leek and Ashbourne all just 10 to 12 miles in diferent directions. Attractions including Chatsworth, Alton Towers and many National Trust properties are all within easy reach. Coach House (3 bedrooms) has a king-size bed with en-suite shower room, a deluxe family bathroom, two single beds in a bunk room plus a king-size double in the gallery. The kitchen has granite worktops, underfloor heating and an American style fridge/freezer. The lounge is spacious and has underfloor heating and a wood burning stove.  Haybarn (2 bedrooms): the kitchen/dining area will easily seat 12 people for groups wishing to eat together. Fully equipped, with granite worktops and underfloor heating. There’s a wood burning stove in the comfy lounge. Upstairs there's a modern bathroom and spectacular king-size double bedroom. A second bedroom has twin beds (king by arrangement). This cottage will accommodate two couples but the layout (second bedroom leading off the master bedroom) means that it’s particularly suitable for families, especially those with small children. Old Byre (1 bedroom) is a romantic hideaway facing south with amazing views of the Manifold Valley, and offering comfort, peace and understated luxury. Downstairs an open-plan sitting-dining-kitchen area has a wood-burning stove. Upstairs a galleried landing leads to a double bedroom and modern bathroom. In addition: a folding single bed (for a child) in both the Coach House and Haybarn plus 3 cots (for infants). We have 6 complimentary adult cycles (by arrangement) and a Scandinavian hot tub is available at an extra charge. ## Facilities - **Hot Tub:** Our Scandinavian wood fired hot tub takes 6/8 people. 24hr notice required. No chemicals so for hygiene reasons one use only. Extra charge of £80. - **WiFi:** We are off the beaten track so our WiFi is not as good as you may be used to. It's generally fine for browsing and streaming. - **Electric Vehicle Charging:** 2 EV charging points. They works with RFID cards (please ask for one on arrival) and operate on a normal domestic tariff which we pass onto you. - **Everyone Can Dine Together:** The Haybarn has a spacious dining area which will seat 12 people. - **Heating and Open Fires:** Each cottage has a wood burning stove (bio-mass) and fuel is included. ## Rental Rates Please contact the owner for pricing. ## Booking Information - A 33% deposit is required to confirm the booking, with the balance due 6 weeks before your holiday. - - Please enquire to make a booking – we try to be flexible. - - Sometimes we have ‘seasonal discounts’ and ‘late availability’ offers. Only one discount will be applied to a booking. - - Guests are requested to vacate cottages by 10 am on the day of departure.
