Built around 1770 with sections added later, Swinton Vicarage is a spacious country dwelling sleeping 18 guests, with a large elegant living room, a kitchen diner able to seat 16 together, and attractive bedrooms. Toilet or bathroom on each floor with bedrooms. Ideal for family groups and friends away together for the weekend, this spacious holiday house near Berwick-upon-Tweed is also suitable for reunions and special occasions, with plenty of space for the whole group to get together, inside and out, and pets welcome too. Yoga and other special interest groups are also most welcome to use Swinton Vicarage as a setting for their retreat. A tall ancient wall with buttress supports separates the grassy area in front of the house into 2 and acts as a wind break for both lawns there. Both lawns are great for socializing although please respect any nesting birds in the fruit trees. Beyond a smaller wall at the front lies the vegetable garden, and then a field which is also part of the property. To the rear is a private driveway with a discreet gate leading to the Church whose steeple bell was famously rung in 1513, after the battle of Flodden. Tall beech and oak trees, home to wood pigeons and thrushes, add shelter and beauty to this rural holiday home. Rolling fields and ancient farmland lie to the north of the property, and beyond that the romantic Lammermuir Hills. Further afield, there's plenty for guests to enjoy too. A couple of golf courses are nearby, along with fishing opportunities. And Kelso is within easy reach for horse racing and several other attractions. There's lots of local history to explore too. ## Facilities - **WiFi:** EE WiFi. - **Accessibility:** There are 2 downstairs bedrooms and a shower room. - **Dog Friendly:** There is a large utility room where pets can sleep overnight. £20 per dog. - **Kitchen:** Large kitchen with long dining table overlooking mature garden. Beko fridge/freezer, large Beko cooker with splash back, microwave and new dishwasher. - **Dining Room:** Long dining table in the kitchen. - **Sitting Room:** Lovely big living room with wooden floors and rugs. 2 large couches and some easy chairs. TV and DVD player. Large antique gilt mirror over fireplace. - **TV and Music Facilities:** TV with DVD player. - **Heating and Open Fires:** Because of safety concerns, please do not light fires in any of the fires. - **Bedrooms:** 8 bedrooms over 2 floors. Kings, doubles and singles - some rooms have extra single bed, most have bare floorboards with Persian carpets. - **Linen:** All bed linen included. - **Bathrooms:** Upstairs bathroom has a long traditional bath with shower. Toilet and wash hand basin to rear. Downstairs shower room also has a toilet. - **Children's Facilities:** Large trampoline outside, wonderful mature garden for playing hide and seek. - **Outdoor:** Lush mature garden with a working vegetable patch. Please respect all the plants growing here. Barbecue area with stone seating. - **Swimming Pool:** There is no pool, but the local swimming pool in Duns is excellent. Also swimming on the Tweed river near Norham Bridge. - **Parking:** Plenty of space for 5 or 6 cars at the back of the house, all off road.
