The Sycamore Gap is a spacious, luxurious 6 bedroomed property with a hot tub. This large period property in an historic market town close to the Lake District, Carlisle and Hadrian's Wall is ideal for families, hen do's, special celebrations, walkers and golfers.

The house can accommodate up to 14 people with space for 3 more z beds and 2 cots (sleeping 19 in total). The Master bedroom has a large terrace where a morning coffee can be enjoyed.

On the ground floor, the property enjoys 2 large reception rooms. The living room has an open fire and is bright and sunny with floor to ceiling windows. The house is supplied with an abundance of board games, DVDs and a Wii for guests to enjoy.

The outstanding kitchen mixes contemporary living in the kitchen area with period style in the eating part of the room allowing the chef to join in the fun. The kitchen is fully equipped for even the largest of groups, and the enormous dining table can seat the full party with stools for any overflow. There is a fire and TV in the room and a sofa to lounge in with views over the garden.

The house has 3 en suite bedrooms and 1 large family bathroom enjoying a roll top bath and double shower, as well as a cloakroom toilet downstairs.

The house is surrounded by grassed, mature gardens and a large triple towered play frame for the children. The highlight of the garden is the outdoor heated courtyard, where you can enjoy a drink even on the coldest nights whilst joining in the fun in the hot tub. In the new Spa room why not hang up your robe and enjoy a sauna.

Dogs allowed by prior agreement. Must not be left alone in property, heated outdoor kennel. Not allowed on furniture or upstairs at any time.

Location

Brampton is a small market town within Cumbria, about 9 miles east of Carlisle and 2 miles south of Hadrian's Wall. 50 Miles from Newcastle, 16 miles to Gretna, Scotland and 29 miles to Lake District.
The house retains seclusion being set back from the main road that runs parallel with the market town centre. 1 minutes walking distance to shops, restaurants, bars, tourist information and amenities.
1 minute to Post Office, butchers, gift shops, Co-op, Spar, opticians, art galleries, antique centres, banks, patisseries, bakeries, Tourist Information, library, take-away, pizza, churches.
1 minute to pubs, wine bars, restaurants, Chinese and Indian take-aways, pizza, brasseries.
