Sydnope Hill Farm is a luxury 8 bedroomed country home positioned on the hill tops of Two Dales, offering striking views. With Chatsworth House, Haddon Hall and Bakewell only a 10 minute drive away, you are not far away from local amenities and attractions.

The Farmhouse offers an amazing dining space for large groups. Situated to one end is a comfy seating area ideal for pre dinner drinks. The 8 individually designed bedrooms have the option of being made up as a double or twin so the house easily accommodates families or just a group wanting a quiet relaxed stay.

In a separate building is the ultimate games room, a great addition to this property, offering a vast space for you all to enjoy with pool table, table football, pinball machine and a wall mounted TV.

Sydnope Hill Farm is situated within extensive gardens, which wrap around the property and are mainly laid to lawn. A perfect space for the children to play and let off steam, whilst the adults enjoy drinks and al fresco dining on the patio area with the provided barbecue. Sydnope Hill Farm is in a perfect location for exploring the surrounding countryside whether it be on foot or bike - everything is on your doorstep.

- **Sitting Room:** Large open plan lounge that leads to the dining room with log burner. There is a further separate sitting room and a further snug with TV also.
- **TV and Music Facilities:** Large flatscreen smart TV in open plan lounge, second TV in snug and widescreen wall mounted smart TV in games room. A couple of bedrooms have a TV.
- **Games Room:** Huge (600 square feet) fabulous games room in a separate building - pool table, table football, pinball machine, widescreen TV, Sony PS4, seating area
- **Heating and Open Fires:** Central heating throughout the property, log burning stove in the main lounge with gas fired log burner in the snug - 1 x basket of logs provided
- **Bedrooms:** 3 bedrooms with en suites, 1 also with set of bunk beds, 4 doubles with access to shared bathrooms, 1 twin access to shared bathroom. Many zip link.
- **Linen:** Linen and towels included.
- **Bathrooms:** 3 en suite shower rooms, 3 shared bathrooms - 1 with bath and shower over plus large shower, 1 with bath and shower over and 1 with corner shower.
- **Children's Facilities:** If requested - 2 high chairs and 2 travel cots - no cot linen provided.
- **Outdoor:** Extensive lawned gardens, garden furniture, patio area with barbecue - please provide own charcoal and lighting equipment.
- **Swimming Pool:** There is no swimming pool. However nearby Matlock has a public pool.
- **Parking:** There is ample private parking on site - 10 cars can easily be parked.
- **Smoking:** Please no smoking inside the house.
- **Electric Vehicle Charging:** There is a Sync EV unit wired into a 30Amp supply giving ‘dynamic charging up to 7.4kW.’ It’s a complimentary service at our property.
