Set right beside Portmahomack’s award winning sandy beach, the house enjoys stunning views over the stone harbour and across the Dornoch Firth to the Sutherland hills. Mornings here begin with a breath of sea air and evenings end by the fire (the house has 2 cosy wood burners). Originally built around 1740, the house has been carefully refurbished to a high standard, balancing period character with modern comforts. The layout is practical and sociable, making it easy for families and friends to enjoy time together without feeling crowded. There are 2 comfortable sitting rooms, both with a wood burning stove. One is bright and elegant with sea views and French doors leading through to the kitchen and dining area, while the second is a cosy retreat with a smart TV and DVD collection. The well equipped kitchen includes everything needed for group cooking, with a separate dining area, extendable oak table and French doors opening onto the terrace and garden.  The porch at the front of the house is comfortably furnished and has underfloor heating, offering a lovely space from which to watch the world go by and the beautiful sunsets Bedrooms include a master/ king en suite, a king, a quad and 2 rooms with super kings or twins zip and links, ensuring flexibilty for the needs of a mixed age group. There are 3 other bathrooms, with one on the ground floor which is wheelchair accessible. Outside, guests can enjoy a lawned garden, a large stone terrace with outdoor furniture and barbecue, and a bench by the front porch overlooking the harbour. Parking and a garage are available, along with a useful utility room. Golfers are particularly well placed, with the 9 hole Tarbat links course just a short walk away and over 20 other courses within easy driving distance, including Royal Dornoch only 25 minutes away. The Tarbat peninsula is known for its drier climate and fewer midges, making outdoor time especially enjoyable - families and water sports enthusiasts can make the most of long beach days (including an active wild swimming group). ## Facilities - **Dog Friendly:** Welcomes dogs, but not upstairs or on the furniture please. - **Accessibility:** Ground floor is wheelchair accessible with wide door and bathroom.
