## About The Property

Set in 12 acres of woodland, orchard and open field in Hope Valley, Peak District, The Beeches offers welcoming group accommodation for residential retreats, workshops, training programmes and community gatherings. Just outside Bamford and within easy reach of Sheffield and Manchester, it combines privacy with excellent access to the surrounding hills and reservoirs.

The main house sleeps up to 29 guests (+ a further 8 if using sofa beds in the cabins) across 7 bedrooms arranged over 3 floors, with a mix of doubles, singles and bunk rooms suited to group stays. There are 5 toilets, 2 showers and a bath, plus flexible communal areas for meeting, dining and relaxing together. An accessible ground floor bedroom is available, and bedroom layouts work well for mixed groups, facilitators and participants.

Beyond the house, guests have use of extensive outdoor space including a large level field suitable for marquees, outdoor activities or additional camping for up to 50 people. Two secluded woodland cabins provide additional breakout or sleeping space, each with wood-burning stoves and simple cooking facilities. Cabin 1 can sleep 6 on sofa beds / futons and cabin 2 can sleep 2 on a sofa bed.

The grounds include 8 acres of woodland, a community food garden and orchard, offering opportunities for outdoor workshops, nature connection and informal gatherings around the fire pit. The setting is peaceful and rural, with walks directly from the door and Ladybower Reservoir and Bamford Edge nearby.

The Beeches is particularly suited to purpose-led groups seeking an affordable, characterful base for shared learning, reflection and collaboration. Stays can be self-catered or arranged with catering, and the layout supports both structured programmes and relaxed communal time.

The Beeches buildings were originally constructed in 1901-1903 as the Derwent Valley Water Board offices. In 1988, the site was purchased by a group of private individuals and families who transformed it into an all-age residential Quaker community. Over the next 35 years, the community cultivated sustainable land management, hosted retreats and meetings, and created a vibrant, shared living environment.

- **Accessibility:** The Beeches offers a fully accessible ground-floor room (Bedroom 1) with an accessible toilet and shower, most communal areas are level.
- **WiFi:** Free WiFi is available in the main house for all guests.
- **Tennis Court:** While there isn’t a tennis court on site, one is available a short 2-minute walk down the lane. Can be booked in advance, and we’re happy to assist.
- **Parking:** On-site parking is available for guests, providing easy access to the main house and communal areas.
- **Outdoor:** Guests can enjoy the large open field, woodland, orchard, community garden, and private woodland with a fire pit.
- **Kitchen:** The main house features a large kitchen perfect for communal cooking and workshops, seating up to 14 people around the table.
- **Dining Room:** The dining room features three large tables, providing plenty of space for communal meals and gatherings.
- **Sitting Room:** The large sitting room features comfy chairs, plenty of board games, space for improv activities, and a projector that can display films on the walls.
- **Bedrooms:** Some single beds, mostly bunks, some with single over double bed. Cabins have sofa beds or futons.
