The Grain Store, a holiday house in the heart of rural Norfolk, offers luxuriously-appointed, spacious and light-filled accommodation for up to 12 people in 6 bedrooms. Transformed from an old agricultural building in 2023, the house combines modern, contemporary, yet cosy design with the latest environmentally-conscious technology, making it the perfect retreat for those seeking to relax and recharge in a peaceful countryside setting. Ideal for family groups and friends for a weekend or holiday.

The double-height vaulted sitting/dining room is a sociable space with full-height windows and doors that flood the room with light. There's a wood-burning stove and a spiral staircase leading to a mezzanine library, creating eye-catching focal points.

The smart fully-fitted breakfast kitchen is perfect for large groups, with three ovens, two dishwashers and a wine fridge for all your entertaining needs. The adjoining utility provides a second fridge freezer plus full laundry facilities. 

For entertainment, there's a dedicated television/cinema room with an impressive 85" television, while a games room offers a 7’ British pool table, table football and TV. There’s also a permanent outdoor table tennis table.

The Grain Store sits in grounds of around a third of an acre, nestled in the beautiful Norfolk countryside. There’s a large terraced patio with dining table seating 12, gas barbecue and sofa. Lawns surround the house, with field views beyond. The use of a hot tub is also available for an extra charge. 

There are six generous-sized bedrooms; two on the ground floor (one of which is wheelchair accessible) and four on the first, all of which have glazed doors opening to either private or shared terraces, with a combination of three en-suite and two shared bathrooms.

The pretty market town of Reepham is just a 15 minute walk away along quiet country lanes. Reepham has a good range of shopping and dining outlets, including a fabulous pub (The Kings Arms), an artisan bakery and cafe (Bread Source at The Dial House), a butcher, deli and convenience stores. Norfolk has an abundance of National Trust and other houses, fabulous beaches and many country pubs and restaurant serving wonderful food.

Overall, The Grain Store offers a unique blend of contemporary design and luxurious comfort, making it the perfect retreat for those seeking a peaceful countryside setting with a touch of modernity.


Dog Friendly

We welcome up to 2 dogs. The lawned gardens are fully fenced so dogs can run freely.


There's step-free access to the house and one of the ground floor en suite bedrooms is wheelchair accessible.

Hot Tub

Use of a hot tub to seat 5-6 people can be provided with payment of a supplement.


There is good quality WiFi throughout the house, suitable for streaming music and video, video calls.

Games Room

The games room features a 7ft British pool table, table football plus a TV and bar seating and direct access to, with permanent outdoor table tennis.

TV and Music Facilities

The cinema room features an 85" screen plus surround sound, and there's a smart TV in the games room. All reception rooms have smart speaker systems


Lawned gardens extend to 1/3 of an acre and surround the house. There's a terraced patio with 12-seat dining table, gas barbecue and sofas.

Children's Facilities

2 travel cots and 2 high chairs are available, plus plastic cutlery, plates, bowls and cups.


There's private gated parking for up to 6-7 cars immediately outside the house.

Heating and Open Fires

The house is super-insulated and triple glazed for comfort throughout the year. Underfloor heating throughout, plus a wood burner with logs provided.

Telecom Facilities

There's mobile signal for all networks outside the house, but patchy inside. WiFi calling works well.


The modern kitchen has 2 dishwashers, 3 ovens, wine fridge, Nespresso machine, an island with breakfast bar seating 4 plus a dining table seating 8.

Dining Room

The dining area of the main double-height reception room has a dining table seating 12, within easy reach of the kitchen and utility.

Sitting Room

The main reception room is a double-height space with floor-to-ceiling windows, triple sofas plus armchairs and a wood burning stove.


Strictly no smoking or vaping inside the house or on the roof terraces and balcony.


There's a total of 5 modern bathrooms, 3 of which are en suite, and 2 are on the ground floor. Each has a walk-in shower and there are three baths.


There's a total of 6 spacious bedrooms. Three offer super-king beds, 2 can be twins or super-king and the 6th is a king sized bed.


Excellent quality bed linen, large bath sheets, hand towels and bath mats, plus kitchen towels are all provided with each rental.

Electric Vehicle Charging

Electric vehicle charging is available on request, supported by the 52 solar panels on our roof.

Booking Information

Both short breaks and full weeks are offered, with arrivals on Fridays and Mondays.

A 33% deposit is required to secure the booking, with the balance payable 56 days prior to arrival.

A £500 refundable security deposit applies. 

Check-in is available from 1600, check out by 1000.

The Grain Store is located two-thirds of a mile from the pretty little market town of Reepham, ideally placed for exploring all that Norfolk has to offer.

  • 15 minute stroll into Reepham, with its Georgian market square and quaint lanes and alleys offering a good range of facilities including a super dining pub, bakery, cafes, traditional butchers and delis
  • 10 minute walk to Whitwell & Reepham heritage railway, and access to the Marriott’s Way, a 26 mile cyclepath and footpath through open countryside into the heart of historic Norwich and the market town of Aylsham

  • The North Norfolk coast is 18 miles away, offering huge sandy beaches, nature reserves and seaside amusements

  • There's an excellent dining pub just 15 minutes walk along quiet country lanes and footpaths into Reepham. There are a number of tea rooms and pubs in nearby villages, accessible by bike or car, plus a local brewery with tap room
  • There's a small supermarket open 7 days a week, 8am-10pm, plus a range of local delis and larger supermarkets approx. 20 mins drive away. All supermarkets deliver to our address
  • Norwich Airport is 10 miles away, with daily flights to Amsterdam Schiphol with connections to global destinations
  • The nearest station is Norwich (14 miles), with direct connections to London Liverpool Street, plus destinations in the Midlands and North.
