## About The Property

Luxurious holiday houses around 300 metres apart, situated halfway up 1/3 mile private lane on a 260 acre farm.

Sleeps 18 (plus a double bed downstairs in The Grange for 2 extras):

The Grange - sleeps 10.

The Deer Den - sleeps 8.

These farm-stay family holiday homes in the east Devon countryside are great for an extended family holiday or friends gathering to celebrate a special occasion. This venue also works well for small corporate groups, offering accommodation and living areas for team building, and only 15 minutes from the M5. The 34 ft covered pool is the main attraction, popular with all ages and heated throughout the year making this a year-round venue. The Deer Den has a wood-fired hot tub for R&R.

Both houses have fully equipped kitchens for preparing group meals, with sociable dining spaces for eating together. Both houses have a firepit with a grill and log seating if the whole group wants to eat al fresco. The Grange has a large lounge with Smart TV and The Deer Den a smaller sitting room with TV, handy for a mixed age range where the youngsters want their own space.

There's plenty of room outside for children to run around safely. The Deer Den has an enclosed garden ideal for smaller children and safe for the dogs too. The house is surrounded by beautiful fields to explore, on a farm with 20,000 trees - enjoy wandering in nature and keep an eye out for local wildlife.

Beds are mainly configured as super kings or twin zip and link to suit. The Deer Den has a ground-floor double for anyone who may be less mobile. Bathrooms are plentiful offering showers or freestanding baths.

Staying on a working farm is a lot of fun, with opportunities to make friends with the animals. Walkers will love the 6-mile circular route that crosses the farmland and there are 2 pubs within walking distance. The coastal path and favourite beaches including Lyme Regis and Sidmouth can be reached in 30 minutes, or head to National Trust properties Killerton and Knightshayes.
Guests may also request a complimentary farm tour including calf feeding during their stay. Two coops of rare breed hens are yours to look after - and the eggs fresh for breakfast daily!

- **Kitchen:** Both properties have fully equipped kitchens including dishwashers, washing machines and range cookers. Grill on firepit at The Deer Den.
- **Dining Room:** Inside dining for 12 in The Grange and for 8 in The Deer Den. Outside dining area for barbecues.
- **Sitting Room:** The Grange has a large sitting room with comfortable sofas and a Smart TV. The Deer Den has a snug lounge with comfy seating and a 32" TV.
- **Outdoor:** Both properties have gardens and patio or deck. The Deer Den has a firepit grill area with log seats. The Grange has a firepit. Hot tub and pool.

## Booking Information

- Full payment for the holiday is required at the time of booking.

- Check in from 4pm, check out by 10am, changeover days Mon, Tues, Thurs and Friday. Self check in with lock box.

- 3 night minimum stay is the norm, but get in touch for a shorter stay.
- 
- Up to 6 well behaved dogs (3 in each house) but no puppies under a year. Please don’t allow dogs on beds or furniture and don’t leave them unattended.
- 
- Please avoid making fires when it is too windy or too hot.
- 
- Before you leave please strip bedding and leave in a pile on the floor.
