In the quaint Kent countryside between Lynsted & Teynham, these holiday cottages on a beautiful estate are the perfect place to enjoy a holiday in the countryside. The location makes travel to & from London easy, especially via the high speed train service which takes an hour. Neighbouring towns & cities such as Canterbury, Whitstable & Broadstairs are also under 45 minutes.

Not party houses! We have neighbours so no outdoor noise between 10pm & 8am please.

The Malt House is a truly unique Listed Grade II Tudor cottage sleeping 14 (18 with sofa bed & camp beds). It is the perfect place for a large family holiday or a trip away with friends. Features such as 3 four poster beds, en suite bathrooms, large living room, dining room for 20 & downstairs bedroom make this huge cottage spacious & luxurious for group gatherings. Large gardens, with outside seating area & furniture for al fresco evening meals in the summer months. Abundance of original features from over 500 years ago. Perfect place to unwind & take in the country air.

Take it easy at the Pool House, unique & tranquil getaway with your own private pool. Perfect for staycations for couples, small or medium groups, sleeps 8 (10 using 2 sofa beds) with wood burner.

The Annexe attached to The Malt House sleeps 6 (8 with sofa bed), quaint original features with wood burner.

The Cottage sleeps 6 (7 with camp bed) very bright, spacious with wood burner.

If you are looking for accommodation for a large gathering you can use all 4 properties, accommodating up to 43 located on the same 1.5 acres within a gated secure site. If you want to take any of the 4 properties individually this can also be arranged.

Ample free parking. No smoking or loud music please. Pets (dogs) welcome

Properties set in the heart of peaceful Kent countryside but only 3 miles from the market towns of Faversham & Sittingbourne. Lots of local pubs, cafes & shops just a 5 minute stroll away, only 13 miles to the beach for a seaside day out.

- **Dog Friendly:** Pets welcome £20.00 per stay per house.
- **Accessibility:** There are no specific facilities for disabled guests. Both houses have downstairs bedrooms and toilets, but steps to access these.
- **WiFi:** Free WiFi.
- **Kitchen:** Malt and Pool Houses have well-equipped kitchens with everything you'll need, including a dishwasher, freezer and laundry facilities.
- **Dining Room:** Malt/Pool Houses have dining areas with a large table and chairs. There is also the outside seating area for al fresco dining throughout the summer.
- **Sitting Room:** The Malt House has a large living room but also a smaller snug sitting room. The Pool House has a sunny conservatory lounge.
- **TV and Music Facilities:** The Malt/Pool Houses have Freeview TV, and free WiFi.
- **Heating and Open Fires:** The Malt/Pool Houses have central heating - sorry, the wood burners are not in use.
- **Bedrooms:** Malt: King + Single, Double + 2 Single, S/King + Single, King 4 poster + Single, Single (access via king).
Pool: 2 Double, 1 S/King (2 extra Single).
- **Linen:** Towels and bed linen are provided.
- **Bathrooms:** Malt - 1 downstairs main bathroom with large bath, shower and toilet. It also has 3 en suite bathrooms. Pool - 1 downstairs shower room with toilet.
- **Children's Facilities:** Children are welcome.
- **Outdoor:** Large secure gardens, barbecues, gated site, some neighbours close by with dogs.
- **Swimming Pool:** Outdoor swimming pool 30ft x 15ft, 4ft deep available with the Pool House (or if both properties are taken together).
- **Parking:** There is ample parking on this estate.
- **Smoking:** Please do not smoke.
