## About The Property

The Maltings is a stone built property, thought to date back to the 1720s, which has been created from a former barn to Pitlessie House. It is spacious and light with a large family dining kitchen, a lounge and a sitting room with vaulted ceilings. The property contains a number of original features.

The house is ideal for large groups with double doors off the dining kitchen into onto the private south facing garden with timber decking and a small lawn. A local company can provide hot tub hire.

The downstairs lounge has an impressive double height ceiling. A mezzanine level leads  to an en-suite bedroom and a further double bedroom with en-suite is located on the lower level off the lounge. The upstairs sitting room also has a vaulted ceiling with a solid fuel stove and multiple roof and side windows.

A master bedroom is located off the 1st floor sitting room and has a dressing room with an en-suite bathroom. There is a  double bedroom and a twin bedroom with a "jack and jill" shower room located on the ground floor.

The house is set in a private courtyard which is shared with Pitlessie House. There is parking for 4 cars and an EV charge point managed through the Co-Charge network.

## Facilities

- **Dog Friendly:** Dogs allowed by arrangement - dogs must not go in bedrooms or upstairs and should stay off the furniture. Please exercise dogs off the premises.
- **Accessibility:** There is a ground floor bedroom with an accessible wet room en suite. There is one step between the living and dining areas on the ground floor.
- **Hot Tub:** Can be rented by guests from a local hire company which has access in advance to set up the tub.
- **WiFi:** WiFi throughout the building (rural broadband, not cable).
- **Bathrooms:** 3 bedrooms have en suite bathrooms, including 1 wetroom style which is on the ground floor. The other 2 bedrooms share a "jack and jill" en suite.
- **Bedrooms:** 3 bedrooms have kingsize beds, including one on the ground floor. There is a double bedroom on the ground floor and a twin/king. Sofa beds available.
- **Dining Room:** The dining table seats 12.
- **Kitchen:** Fully equipped kitchen with seating for 5 around an island.
- **Electric Vehicle Charging:** An EV charger is installed - managed through the CoCharge platform.
- **Children's Facilities:** High chair and travel cot available. Stairgates at the bottom of both staircases. Garden secured with gates.
- **Games Room:** Small pool table and Wii console in upstairs lounge.
- **Sitting Room:** 2 lounges - 1 on each floor.
- **Outdoor:** Secure, private garden with deck, furniture, BBQ and chimnea.
- **Parking:** Parking area for 4 vehicles (additional vehicles by arrangement).
- **Heating and Open Fires:** Full central heating throughout. Gas fire in upstairs lounge.
- **Smoking:** This is a no-smoking property.
- **Linen:** Towels and linen supplied - please bring your own beach/hot tub towels.
- **TV and Music Facilities:** Large TV in main lounge with FreeSat and streaming platforms. TV in small lounge with Wii.

The Maltings is located on the edge of the  village of Pitlessie, four miles to the south west of the Fife market town of Cupar. The Pitlessie Village Inn is well known locally for its food and friendly service. Cupar has a range of supermarkets and specialist shops as well as a number of pubs, cafes and restaurants.

St Andrews, the home of golf, is 20 minutes away and the famous East Neuk of Fie with its beautiful coast villages is about 25 minutes away.

From Pitlessie it’s easy to get to the cities of Edinburgh, Perth and Dundee – all are within a comfortable 45 minute drive.

Pitlessie is directly connected by Express Coach to Edinburgh (90 minutes), Dundee (40 minutes), St Andrews (30 minutes) and Glasgow (120 minutes).
