## About The Property

The Meeting House is situated on Penyrwrlodd farm, above Llanigon and close to Hay on Wye.  It sleeps 17 people and has 8 bedrooms and 7 bathrooms in 2 inter-linked buildings.

The property has spectacular, unspoilt views stretching as far as the Brecon Beacons. The location is perfect for walkers, large family get togethers, book lovers and those with a sense of adventure looking to explore the Brecon Beacons and Wye Valley. There are also many walks straight from the door, and the book town of Hay on Wye is just 2 miles away by car or a gentle 40 minute walk over the hill. There is an internal door connecting both properties and an area for all 17 to dine together. Well behaved dogs are welcome.

The first house sleeps 9 with 4 bedrooms and 4 bathrooms. One bedroom with 3 single beds, two bedrooms which can be made as doubles or twins and two double rooms. It has a games room and a west facing balcony to make the most of the spectacular views. The kitchen can sit 10 comfortably and the table on the balcony outside seats 8. There is a woodland garden behind the property and a fire pit. The balcony has bbq facilities and is west facing.  The second house sleeps 8 with 4 bedrooms and 3 bathrooms. Two bedrooms which can be twins or a double and two rooms which are doubles. It has a sitting room and a large kitchen dining area which can sit 10. There is a wood burner in one living room and a patio area to sit outside in good weather which links with the woodland garden.

## Facilities

- **Dog Friendly:** Dogs are welcome on request. We ask for £20 per dog extra. Please note that this is a working sheep farm and dogs must be kept under control.
- **Accessibility:** There are no specific facilities for disabled guests.
- **WiFi:** WiFi available.
- **Kitchen:** Each kitchen is very well stocked. Dishwasher, fridge, oven and microwave in each. Cafetiere provided.
- **Dining Room:** 3 dining tables are in the kitchen/dining areas. Plus one room for dining together for 17. High chair/booster seat provided on request.
- **Sitting Room:** 3 sitting rooms within the two properties. The two main ones in each property can seat 9 comfortably.
- **TV and Music Facilities:** 4 TVs. Radio/stereos in the kitchens. Amazon's Alexa is also there to play your music and answer questions.
- **Games Room:** Games room in the Meeting House with a small pool table. Outdoor table tennis table also available. (Please request this at time of booking).
- **Heating and Open Fires:** 1 wood burner stove in house. The main central heating is from a biomass boiler. If you want heating mid-season, please confirm a week before arrival.
- **Bedrooms:** 8 bedrooms, 7 doubles (3 can be twin rooms on request) and 1 room on top floor with 3 single beds. 
Travel cot can be provided on request.
- **Linen:** Linen and towels are provided.
- **Bathrooms:** 2 en suite bathrooms, 3 family bathrooms (shower and bath), 2 bathrooms with separate shower.
- **Children's Facilities:** Cots and high chairs provided on request. Lots of children's books. Board games and cards. A few children's DVDs.
- **Outdoor:** There is a woodland garden with a fire pit. Walks straight from the door. Easy countryside 40 minute walk over the hill to Hay on Wye.
- **Parking:** Ample parking for 8 cars. Please be careful not to park in front of the gate for the farm track next to the house.
- **Smoking:** Please note that these are no smoking properties.
