Our three properties offer an amazing holiday for groups of family and friends in the beautiful Lincolnshire countryside.

Rental of two or three of the properties means there is plenty of opportunity to slip off to your own private space. Marris Barn is particularly popular with its Wagon Shed annexe which provides a level floor for less mobile guests and has a Mobility Level 3 accreditation.

All our properties provide the perfect base for exploring Lincolnshire by car, cycling or walking.

Marris Barn sleeps up to 16 guests in 7 bedrooms, with it's own private leisure facilities including indoor swimming pool, sauna, hot tub and The Wagon Shed, a luxurious fully accessible (Level M3 Independent) single storey annexe. The barn is fully sustainable and boasts the highest energy rating.

Marris Cottage, just a 3 minute walk from Marris Barn, is a former shepherd's cottage and sleeps 4 in 2 bedrooms. This quaint cottage is perfect for families with both bedrooms having en suite bathrooms with a downstairs WC/utility room.

Little Walk Cottage is a brick and pantile former stable block converted into beautiful accommodation. Situated down a private driveway near our farmyard, it is a 5 minute drive or 30 minute walk from our other properties. Little Walk sleeps 4 in 2 bedrooms with separate bathroom and shower room. Mostly single storey with steps between areas, perfect for guests with mobility impairments.

Surrounded by the beautiful rolling green hillsides of the Wolds, there is an extensive footpath network leading to quiet unspoilt villages, quaint rural inns and the National Cycle Route is just 2 miles away. Lincolnshire is a beautiful county with a sense of antiquity and boasts an unrivalled selection of locally produced foods.

## Facilities

- **Dog Friendly:** Extra charge of £25 per pet, maximum of 1 per cottage and 2 at Marris Barn.
- **Accessibility:** Marris Barn has the fully accessible Wagon Shed annexe with disabled access for leisure facilities. Little Walk Cottage has Accessibility M1.
- **WiFi:** Payphones at all properties and WiFi access at all properties too.
- **Kitchen:** All three properties have fully equipped kitchens, with Marris Barn providing all the essentials for catering for up to 24 people.
- **Dining Room:** Dining facilities present in all three properties, with a large dining table in Marris Barn to seat up to 24 guests.
- **Sitting Room:** All three properties have comfortable seating areas. There is extra seating within the atrium and pool room at Marris Barn.
- **TV and Music Facilities:** In Marris Barn, there are TVs in all bedrooms and living areas. Both Little Walk Cottage and Marris Cottage have TV in their living rooms.
- **Games Room:** There is a games room at Marris Barn with pool table, table tennis table and darts board.
- **Heating and Open Fires:** Marris Barn has a ground source heat pump. Marris Cottage has electric heaters & an open range. Little Walk Cottage has gas CH & a log-burning stove.
- **Bedrooms:** Marris Barn has 7 bedrooms, 6 in the Main Barn and 1 in the Wagon Shed. Both Little Walk Cottage and Marris Cottage have 2 bedrooms. Some ziplinks.
- **Linen:** Linen and towels are provided at all properties.
- **Bathrooms:** All bedrooms are en suite at Marris Barn and at Marris Cottage. Little Walk Cottage has 2 separate bathrooms.
- **Children's Facilities:** All our properties provide high chairs, travel cots and stair gates by request. Marris Barn has a Games Room within the Pool Room.
- **Outdoor:** All properties have outdoor space with dining furniture and barbecue. Tennis courts and fly-fishing on the farm by arrangement.
- **Swimming Pool:** Indoor swimming pool at Marris Barn. Children must be supervised at all times.
- **Parking:** Ample parking is provided. Marris Barn has a car park, Little Walk Cottage has a private driveway and Marris Cottage has roadside parking.
