## About The Property

Beauty, comfort and luxury in an unusually large farmhouse with old world charm: Toad Hall lies in a rural position near Swilland village with its award winning good food pub (Moon and Mushroom) in Suffolk Coastal District. A genuinely rural area with active farming and little traffic on narrow lanes. The ancient town of Woodbridge is 5 miles away on the River Deben and has many fine restaurants, antique and book shops. The area has an abundance of villages with good food pubs, sites of interest (we particularly enjoy Sutton Hoo and the Woodbridge tide mill) - riding, golf and fishing. And lambing in the spring.

In 2 acres of secluded gardens with a stunning outside dining area, this spacious listed C16 house, with inglenook fireplace, accommodates 10 comfortably in 5/6 bedrooms for weeks or short breaks (2 kingsize 1 double 2 twin and the sixth bedroom is the 3rd reception games room which has an additional double sofa bed but we let to a maximum of 10 people). The house is well equipped with all modern conveniences along with a wealth of exposed timbers. An excellent good food pub with outside seating is within 15 minutes walking distance across fields or a little more along lanes. A very good riding stable is just along the lane.

The accommodation comprises two king and one double and two twin bedrooms (we can also supply a blow-up single bed and a sofa bed in the third reception/games room so that not so many of the ten people have to share, please enquire), three bathroom/shower rooms (one en suite). There is a large farmhouse style kitchen with a dining table, dishwasher and freezer etc, a summer sitting room as well as a winter sitting room with a handsome large log burning stove (both with smart TV+DVD), and a games room with table tennis games and toys.  Central heating makes the house warm at all times. Children and two well-behaved dogs (on ground floor only) welcome!

- **Dog Friendly:** Well behaved dogs, kept on the ground floor, are welcome.
- **Accessibility:** Lovely ground floor bedroom opposite large access shower room. House not suitable for wheelchairs as doors are not wide. Stairs are a little steep.
- **WiFi:** Internet WiFi with extender so works all over house. Landline for incoming calls. Mobile reception very good for some networks.
- **Kitchen:** Large farmhouse style, walk in larder, boot/utility rm. Beautiful granite worktops, dishwasher, freezer, fridges, microwave, oven, washing m/c, dryer.
- **Dining Room:** 12 eat at beautiful deal wood table in atmospheric large kitchen. Dining also in games room or with trestle tables in summer sitting room.
- **Sitting Room:** Warm winter sitting room with large inglenook and wood burning stove. Summer sitting room with garden windows on 3 sides. Sitting hall, games room.
- **TV and Music Facilities:** Smart TVs, DVD players in both sitting rooms, good collection of DVDs plus bluetooth speaker for music from your phone or iPod, radio. TV in games rm.
- **Games Room:** Large games room/playroom with table tennis table, toys and badminton set for garden. Lots of board games and jigsaws. Double sofa bed.
- **Heating and Open Fires:** Oil fired central heating makes the house cosy at all times. Log burning stove in winter sitting room with logs supplied.
- **Bedrooms:** 2 king doubles, one en suite, plus a double on ground fl opp. shower. 2 twin. +double sofa bed in 3rd recep/games room +single blowup.
- **Linen:** Bed linen for 10 bed spaces included, but towels not generally supplied - if you are travelling from abroad we can supply towel sets at £5 per person.
- **Bathrooms:** All 3 with WC and basin. En suite bathroom with roll top bath, separate shower. Period family bathroom. Ground floor shower room, washing M/C, dryer.
- **Children's Facilities:** 1 cot, 1 high chair, two stair gates all set up by hirer who must make their own risk assessment for their particular party and use at own risk. Toys.
- **Outdoor:** Fabulous outdoor granite dining table and hard wood chairs, summer house with garden chairs. Badminton set. Pond for pond dipping - watch children!
- **Swimming Pool:** There is no swimming pool. But the sea is just a 30 minute drive for afternoons on the beach.
- **Parking:** Circular driveway with space for five or more cars.
- **Smoking:** Outside only.

Set in 2 acre of wild country garden in a genuinely rural location near Swilland Village with the Moon and Mushroom excellent good food pub where the locals are welcoming.  Suffolk is still a peaceful country idyll where you will see local farmers ploughing and harvesting as the seasons change.  There are quaint local villages with country pubs for lunch at the end of interesting walks on the network of rural footpaths that criss-cross the area.  There are beautiful unspoilt beaches from Shotley to Dunwich as well.

Toad Hall is 5 miles inland from Woodbridge, 6 miles north of Ipswich, 15 mins walk from a good food pub.

- **Location:** Grundisburgh is a quaint village a couple of miles away and the ancient town of Woodbridge on the River Deben with restaurants, antique and book shops is 5 miles. +ten pin bowling, theatre etc.
- **Shop:** Grundisburgh village mini supermarket caters for all food needs plus general store sells almost everything else.
- **Food and Drink:** The Moon and Mushroom (very good food pub) in Swilland is 15 minute walk away across fields or a bit longer on lanes. The dog at Grundisburgh also does good food plus many others in Suffolk villages.
- **Airport:** Stansted airport is 58 miles away. Luton airport is 93 miles away. Heathrow is 109 miles.
- **Train:** Ipswich station on the main line from Liverpool Street London is about 6 miles - a 20 minute taxi ride. Westerfield station on a branch line is about 3 miles.
