## About The Property

The perfect venue for a large family or group of friends of up to 20 people. Just minutes from the Eden Project and the A30, Tor View is an ideal base for touring the county. Set in the heart of the countryside, you can enjoy a get away from it all break with plenty of walks and cycling, and the coast is only 15 minutes away.

Your group can have sole use of just the main barn which has 6 en suite bedrooms, or increase the number of rooms by having the nearby cottage and lodge, which each have 2 further bedrooms.

The barn is furnished as follows: Room 1 king bed & single bed. Room 2 Double. Room 3 Double. Room 4 King bed and a bunk bed. Room 5 King and two single beds. Room 6 King and 2 singles. Each bedroom has an en suite shower (Room1 is a disabled accessible wet room) and there is an additional bathroom suitable for disabled use. The barn is wheelchair friendly with sloped access and a chair lift to access the first floor.

All bed linen and towels are provided. Comfort is assured all year with full central heating and individually operated thermostats in each room. Flatscreen TVs with DVD players are provided in all bedrooms.

Upstairs there is a dining room and a fully equipped wood and granite kitchen. The lounge has tub chairs and round coffee tables - with numerous games - and 4 leather settees to relax in. In the spacious lounge there is a 55" TV with surround sound. There is a free infinity WiFi.

Outside there are 2 charcoal barbecues, an all weather gazebo and plenty of picnic tables to accommodate you all. There is a play barn and playing field.

The 2 bedroomed cottage and lodge next door will accommodate up to 4 people in each. One of the bedrooms is a double and the other is a king sized bed, which can be unzipped to make twin beds. The cottage has an open plan upstairs living area with patio doors and veranda so you can watch the sun rise and the lodge has patio doors onto decking with the sunset view! Both have their own fully fitted kitchen with dishwasher, microwave, electric oven and fridge/freezer, garden and parking area.

## Facilities

- **Dog Friendly:** Sorry we no longer accept dogs unless they are Guide Dogs, which are welcome free of charge.
- **Accessibility:** All bedrooms are on the ground floor. One disabled accessible wet room and there are hand rails in bathroom. Easy ground floor access. Chair lift.
- **WiFi:** There is good mobile reception. We offer free infinity WiFi and internet access.
- **Kitchen:** Well-equipped with 2 fridges, microwave oven, 2 electric cooker, dishwasher, deep fat fryer, crockery, cutlery, dish washer. Barbecue area.
- **Dining Room:** There are separate dining and living rooms. The dining room can seat up to 38 on separate tables, or together they make one large table seating 18.
- **Sitting Room:** Four comfortable leather settees, tub chairs, coffee tables, projection facilities, TV, DVD player, DVD library, free WiFi throughout, PC, games.
- **TV and Music Facilities:** A 55" TV with surround sound (HDMI and USB connections), DVD/CD player.
- **Games Room:** The living room has table top games and a play barn opposite has table tennis, a trampoline, basket ball hoop and badminton.
- **Heating and Open Fires:** Full oil central heating (with individually operated thermostats in each room).The cottage has electric radiators and lodge, underfloor heating.
- **Bedrooms:** En suite doubles, 1 with extra bunks and 2 with 2 singles too. TV/DVDs.
- **Linen:** All bed linen and bath towels are provided along with kitchen tea towels, but guests need to bring their own beach towels.
- **Bathrooms:** Each bedroom has an en suite shower room and there is an additional bathroom suitable for disabled use. One disabled accessible en suite wet room.
- **Children's Facilities:** We can supply cots and a high chairs. Table top games and toys are in the lounge. Playbarn and playing field. Climbing equipment and goal posts.
- **Outdoor:** There is a play area with climbing frame swings, slide and football field. Gazebo and all weather barbecue area with picnic furniture.
- **Parking:** Private, off-road parking as well as disabled parking. Undercover parking for motorcycles and bicycles.
- **Smoking:** No smoking.
