## About The Property

Perfect for gatherings of family or friends (not suitable for under 3s for safety reason/quiet residential area so not a loud party house), Torrs Cottage is set in nearly 2 acres of grounds and offers spacious accommodation for up to 17 people with parking for 8 cars. In a peaceful location, yet only 5 minutes walk to the South West coast path and a 10 minute stroll to the seafront.  There's a sun terrace/BBQ area with beautiful views, private lawned garden and children's play area. A large kitchen/dining room seats 12 people at the table and 5 at the breakfast bar plus a separate bar/lounge/games room with a smart TV, Xbox, woodburner and pool/table tennis tables.

There are 8 bedrooms at the property comprising of 1 triple room, 3 kingsize rooms, 2 doubles and 2 twins, all with en-suite shower rooms barring one twin room with a bathroom across the hallway.

Guests have exclusive use of the house, lawned gardens and paddock/children's play area.  Please note some of the large 2 acre site has shared access with the owner's properties and scuba diving training company (open May to mid-October) and the property is priced to reflect this.

Most diving activities take place off-site, but you may see small numbers of customers walking down the drive/car parks to access the dive centre and training pool (gated and only insured for diving training).  There is also a diving customer toilet located at the end of the sun terrace, which has its own entrance and is completely separate from the main house.  You will also sometimes see diving staff loading and unloading equipment from the trailer stored at the top of the drive and moving a vehicle on-site.

Please also note that there is pedestrian access across the sun terrace to the owner's apartment (completely separate from but attached to the end of the main house with its own separate entrance) and the owner's detached cottage.

We are dog friendly, but dogs need to be on leads on the sun terrace as it is shared access with our cottage and we have 3 dogs. Take care of dogs with our slow closing fire doors and due to vehicle movement it is best to walk dogs on leads down the driveway to the lawned garden/paddock for off-lead fun.

- **Dog Friendly:** Up to 2 dogs welcome. We have a fenced lawned garden and paddock play area which are ideal for dogs. These are a short distance from the main house
- **Accessibility:** Ground floor twin bedroom with private bathroom across the hallway.
- **WiFi:** Good WiFi signal throughout the property, but not in the garden. Mobile reception is good with most providers.
- **Kitchen:** A generous sized well-equipped kitchen with 6 burner range cooker, microwave and dishwasher.
- **Dining Room:** Combined open plan kitchen/dining area with a large dining table to seat 12 and space for a further 5 diners at the breakfast bar.
- **Sitting Room:** Combined lounge/bar/games room with smart TV, Xbox, table tennis table and pool table, lots of board games and wood-burning stove.
- **TV and Music Facilities:** Smart TV in dining area and lounge and TV in every bedroom. Music via bluetooth soundbar on dining area TV and Sonos bluetooth speakers in the lounge.
- **Games Room:** Combined bar/lounge/games room with Xbox, table tennis, pool table, darts, coffee table books and lots of board games.
- **Heating and Open Fires:** Wood burner for guest use in bar/lounge/games room, Winter only.
- **Bedrooms:** 1 triple room, 3 kingsize bedrooms, 2 double and 2 twin rooms. All are en suite barring 1 twin room with a private bathroom across the hallway.
- **Linen:** All bed linen and 1 hand towel and 1 bath towel per guest are included. Bed linen and towel changes are available at extra cost during your stay.
- **Bathrooms:** Triple/Double/king rooms have en suite shower rooms. One twin room has en suite and the other a private bathroom across the hallway.
- **Children's Facilities:** Games room plus outdoor children's play area with football goal, trampoline and basket swing. The property isn't suitable for children aged under 3.
- **Outdoor:** Nearly 2 acres of stunning gardens, sun terrace with outdoor seating for 17 at 4 tables, private lawned garden and paddock with play area and firepit
- **Swimming Pool:** There is no pool available for guest use.
- **Parking:** Off-street private parking for 8 vehicles.
- **Smoking:** Strictly no smoking or vaping indoors, smoking and vaping allowed on sun terrace.

## Booking Information

- For week-long bookings the changeover day is Friday. Weekend/short stays are available for 2 or 3 nights arriving Friday and departing Sunday or Monday or any day arrival/departure during the mid week. In the main summer holidays short stays are Friday arrival for 3 nights or Monday arrival for 3 or 4 nights.
- 
- Arrival after 4pm and check-out by 10am on departure day.
- 
- Refundable damage deposit of £300 per booking, £15 charge for dogs.
- 
- No Stag or Hen parties, we encourage fun and celebrations but we are not a party house.
