## About The Property

The Towers is a substantial harbour master's villa (built for a harbour that was never constructed), and was created by the Victorian industrialist, entrepreneur and MP John Platt in 1872. The building covers 7000 square feet, in a Victorian Gothic style.

Located 25 yards from the beach, this detached property has flexible accommodation including a fine drawing room with a beautiful hand painted domed ceiling, dining room with seating for 20 people, beach/morning room, library/games room. There is also a large well-equipped kitchen with breakfast room, ten bedrooms and further accommodation in the housekeepers cottage.

Of particular note is the view from the lantern tower, looking across the Menai straits to the Isle of Anglesey and Puffin Island.

The lawned garden has an attractive ornamental pond with a Japanese three-tier fountain. The property and gardens are secluded providing a relaxing oasis for guests in a private space not overlooked. The driveway extends to the rear of the property where there is a further garden area and private parking for 8 vehicles.

The walled town of Conwy lies close by. We are on the north coast of Snowdonia with easy access to the walking and climbing. The house sits on the Wales coastal path. The adrenaline attractions of ZipWire, Surf Snowdonia and fast rib rides down the Menai straits are all within easy reach. We have a West Coast train line station in Llanfairfechan a short walk from the house. Conwy is dominated by its 13th century castle. It has great restaurants and fine freshly caught seafood, including the amazing naturally grown Conwy mussels. - **Accessibility:** There are 2 double rooms and bathrooms located on the ground floor with direct access from parking, these are not specified as disabled facilities.
- **Dog Friendly:** Pets considered. A maximum of 4 well-behaved dogs. Cost will be £30 per dog.
- **Kitchen:** Large kitchen with 2 large gas ranges, two dishwashers and all equipment needed to cater for up to 25.
- **Dining Room:** Large dining room with place for 20 and French doors onto lawned area with barbecue for alfresco dining.
- **Sitting Room:** Bright and spacious Beach room with uninterrupted twin aspects along the Victorian promenade on one side and the beach on the other.
- **TV and Music Facilities:** The Drawing room has a 65" Smart TV (with Netflix and Spotify), satellite feed, DVD (over 120 to choose from).
- **Games Room:** Library/Games room for table top and board games.
- **Heating and Open Fires:** Gas central heating with hot water on demand,open log burning fire to the Drawing room.
- **Bedrooms:** 2 x family rooms (king size double plus single), 5 x king size doubles (1 ensuite), 1 twin bedded room and a bunkbed room for 2. Sleeps 20 in total.
- **Linen:** Fresh bed linen. A hand towel and large towel are supplied to guests staying for more than 4 nights.
- **Bathrooms:** 6 shower rooms (1 en suite) plus 1 bathroom.
- **Children's Facilities:** Toys and games for the garden and beach, cots and high chairs also available for little people.
- **Outdoor:** Beach! Large grounds. We can set up the BBQ for you and there are garden games. Watch the rabbits and ducks in the garden.
- **Swimming Pool:** There is no pool, but we can arrange a hot tub for up to 8.
- **Parking:** Parking for 8 cars.
- **Smoking:** No smoking.

- **Shop:** 10 minutes walk/2 minute drive to a well-stocked modern Co-Op. Take aways of every kind are available in the village.
- **Food and Drink:** 2 minutes walk to Seagrass, the Pavilion tea rooms 100 yards and use the friendly local sailing club where, as residents, you can arrange temporary membership for a nominal fee.
- **Airport:** Liverpool Airport 70 minutes, Manchester 90 minutes.
- **Train:** Llanfairfechan 300 yards, direct trains from Crewe and Manchester. Llandudno junction, 5 miles away, has direct trains from Birmingham and London Euston (3 hours).
- **Bus:** Arriva buses run between Llandudno and Caernarfon. The service numbers are A55, X5 and 5. They provide cheap and simple access East to Conwy, Llandudno and west to Bangor and Caernarfon.
