With a great location on Polzeath's Atlantic Terrace, Tristram is the perfect family beach house for 3 generational families and friends getting together for a break away or a reunion. Stunning beach and sea views from every corner of this property allow guests to relax and enjoy time away from the stresses of modern life. Spacious and luxurious, every attention to detail has created a Mediterranean feel with stylish seaside chic decor, with picture windows and patio doors leading to the terrace and balcony. The house is close to the South West Coastal Path and has easy access to Polzeath beach as well as a choice of great pubs and restaurants within walking distance.

Set over 3 floors, Trisram has a wonderful open plan living area on the ground floor, a well equipped kitchen complete with an exquisite pale blue Aga, inside dining and a lounge with wood burner. For a mixed age group Tristram also has a sitting room on the first floor with an open fire and TV as well as a TV room offering plenty of choice for those wanting their own space.

Outside spaces are perfect for enjoying the sunshine, with a long dining table for al fresco meals, lounge seating and built-in BBQ on the terrace and a courtyard, also with a BBQ, at the rear. Watch the sun go down, breathe the fresh air and enjoy quality time with your friends and family. Outside there's a handy shower and a ground floor wet room to wash the sand off after a day on the beach.

The 6 bedrooms are spread across the first and second floors, accessed via a beautiful feature wooden staircase that sweeps around and extends to the top of the house. The master bedroom has its own dressing room and an en suite freestanding bath tub. Bedroom 4 has access to the balcony for an early morning coffee. The Penthouse is behind the main house, a separate space accessed from the courtyard. 5 bedrooms are en suite with the bunk bed room having a bathroom opposite for their own use.

Tristram is a great base for exploring this part of the Cornish coastline with gems such as Padstow and Newquay nearby. Lots of surf schools in Polzeath too. Or walk the coastal path to Daymar Beach or the pretty village of Rock.

- **Dining Room:** Inside dining table plus breakfast table. Outside dining on the terrace. Built in barbecue on front terrace.
- **Sitting Room:** Lounge has plenty of comfortable sofas, a TV and wood burner. Second lounge is on the 1st floor and has a TV and open fire. TV room. Outside lounge.
- **Outdoor:** Front patio with beach views and outdoor dining plus built in BBQ and sofas. Balcony with outdoor furniture. Rear courtyard with BBQ. Outside shower.
- **TV and Music Facilities:** TV room has 65" TV with Sky Q and Netflix. Blu-ray DVD. 50" wall mounted TV in second lounge with Sky. Sonos music system to lounge and kitchen
- **Children's Facilities:** Travel cot and high chair are available but linen is not supplied.
- **Heating and Open Fires:** Underfloor heating. Wood burner in ground floor lounge and open fire in second lounge.
