Beautiful, comfortable, spacious, unusual and historic Tudor Barn, in unspoilt surroundings on an environmentally-friendly farm. Reunions and gatherings for friends, families, cyclists, walkers, bird watchers, historians, small rural wedding celebrations, civilised hen parties; business colleagues can bond, friends can talk, walk, run, hug trees, pond dip, paint, sing, celebrate, dress up in costume, eat and be merry.

Air, ancient, atmosphere, buttercups, bantams, bookshelves, beams, banquets, beetles, beds of local oak. Eggs, explore, exciting. Hedgerows, hares, hazel. Poppies, plums, puffballs. Wacky, wild, walls, wine, woodpeckers, wood burner, whirligigs.

The 16th century aisled barn is huge, with flexible living space for large groups – room to be together - and apart. Fenced herb garden for barbecues, croquet, sunbathing on rugs, and through the garden wall, tennis. Beyond, 500 acres of farmland to roam - meadows, woodland, ponds and Norman Castle earthworks.

Comfortable beds in 4 doubles/twins/triple, 1 huge bedroom, in Tudor style, in the huge open plan barn for 16 - sleeping a total of 25+. Additional rooms in b&b farmhouse on bed only basis and completely separate bunkhouse down the track (no shared facilities), takes total accommodation available to 50 plus. Unsuitable for really rowdy groups.

Barn peacefully situated down a long farm drive, surrounded by meadows, hedges, ponds and yet more ancient listed barns (said to be one of the finest preserved 17th century farmyards in the country) next to the beautiful hall farmhouse.

The owners are unashamedly "green" - you'll be asked to recycle, compost, turn off lights, consider public transport options, appreciate local produce, enjoy taking to the bicycle and experiment going slow! For every towel you bring yourselves, £1 is donated to Suffolk Wildlife Trust towards the purchase of local nature reserves.

Historic Lavenham, Constable Country, Suffolk coast, antique shops, beaches, jazz, nature reserves, winding lanes, friendly pubs - all within easy reach.

Dog Friendly

Occasionally a well-behaved dog by special arrangement. Must not chase sheep, chickens, pigs, cat and nesting birds and not get on furniture etc.

Disabled Facilities

Ground-level living but some stairs, wheelchair access loo. No disability grading.

Mobile reception. Internet access by arrangement in farmhouse or WiFi by 4G

Kitchen

Big cooker, plate-warmer, 2 dishwashers, 2 fridges, freezer, microwave. Masses of workspace. China/cutlery/glasses - 80+ of each. BBQ& local charcoal.

Dining Room

Locally-made Suffolk oak banquet tables to seat 50 plus trestles and chairs for 80+. All china, glass, cutlery for 80+ supplied.

Sitting Room

Massive sitting area for 20+ around giant wood burner + small TV, books, videos, games, children's toys.

TV and Music Facilities

TV/DVD, big PA system by arrangement and smaller iPod docking station/CD-radio players in various rooms for reasonable noise levels!

Games Room

Table tennis, table football in barn, numerous games such as twister, scrabble. 20+ bikes and planned activities - see activities in property text.

Heating and Open Fires

Under-floor heating in Cartlodge end. Huge wood burner burning 24/7 in winter, with daytime giant heaters in barn. All fuel included in price.

Bedrooms

2dbles, 2twin, 1triple, 1 sleeps 16 x 4-posters/singles in huge barn + travel cots. Some en suite/ground flr. Farmhouse B&B sleeps 8+.

Linen

Made-up beds and towels provided - but if you BYO towel we donate £1 to Suffolk Wildlife Trust for nature reserve acquisition.

Bathrooms

Complicated but in summary - 2 bathrooms, 6 showers, 9 loos (and more in separate farmhouse b&b & bunkhouse).

Children's Facilities

High chairs, travel cots, games, books, toys, outdoor activity packs & on-farm ideas, dressing up box, table tennis, table football, assorted bikes.

Outdoor

20+ adult road-bikes (2 toddler seats), 500 acres farm trails, garden, BBQ, tennis court, badminton, croquet, boules, cryptic clue treasure hunt.

We have no pool on site, but there are two public pools within 15 minutes.

Booking Information

Booking periods flexible; usually 2-night-min Changeover days usually Sun/Mon/Fri. Price varies from £1500 in Jan for 23 guests to £2,640 for 23 most months for a 2-night weekend. Min prices vary depending on group size, occasion, season. Midweek breaks 2-nights min @ £25-30pppn. Ask for quote.
