Set in 4.5 acres, on the west coast of Wales - the view from the doorstep is of Barmouth, Abersoch, Pwllheli and Bardsey Island. There are also a range of fantastic group activities not too far away. 100 m2 dancefloor, Sonos speakers, a fully mirrored wall and a genuine 70s glitter ball - let the party begin! To the front and back, we have 6m barbecue areas with large picnic benches, two of the picnic benches are accessible for wheelchair users. The bar joins onto the dining room and both have Sonos speakers. - **Sitting Room:** Really comfortable lounge with panoramic sea views. Comfortable leather sofas, wood burning stove, hi-fi system, 56" smart TV; quiet reading room off. - **TV and Music Facilities:** 56" smart TV in the lounge. Cinema has a 3m screen. Sonos speakers throughout the house are all linked, this includes The Studio. - **Games Room:** On top floor with pool table and Sonos speaker. Outside: 5 a side football pitch with goals and basketball nets, table tennis, frisbee golf course. - **Heating and Open Fires:** Central heating throughout via our eco biomass boiler. We have a cast iron wood burning stove in the lounge and we provide the logs for this. - **Bedrooms:** 13 bedrooms with flexible configurations. Ground floor accessible bedroom with en suite, double rooms, family rooms, twin rooms, 2,3,4 bed singles. - **Linen:** All bedding supplied, all hypoallergenic. We don't supply towels as guests will need to bring extras for hot tub and sauna. We do supply tea towels. - **Bathrooms:** Plenty of WCs and modern shower rooms across all 3 floors. Modern accessible en suite to the accessible Silver Bedroom on the ground floor. - **Outdoor:** Hot tub and sauna, BBQs, garden furniture, 5 a side football pitch with combo goals/basketball nets, 9 hole frisbee golf course. - **Swimming Pool:** There is no pool but we do have a wood burning hot tub and sauna. - **Parking:** Unlimited parking on site, room to turn a coach round. Coach hire is popular to take groups to the many activities Wales offers. Electric car charger. - **Smoking:** No smoking in the house, outbuildings or The Studio.
