Upper Valley consists of a beautiful classic whitewashed 17th Century Welsh Farmhouse and traditional stone-built 18th Century Barn sympathetically renovated to a high standard. In a wonderful rural location surrounded by a working farm, Upper Valley offers true peace and quiet and the most wonderful views.

The Farmhouse is a tucked away on a hillside, in a rural & idyllic setting. There's lots of fresh air and great views out of all the windows! It's a perfect retreat from all the distractions of WiFi and modern technology as we have actively chosen not to provide it. This is a place for a couple or all the family to escape the stresses and pressures of life and truly unwind. We have a great selection of rare and antique books throughout the cottage just wanting to be picked up & read in front of one of the roaring fires. In the sitting room there's a fabulous upright piano - have a go and bring back some memories. Outside are wonderful walks that start from the front door. There are also lots of places to visit in the local area.

The converted Barns are light and airy with exceptional views across the valley. You can stay connected to the outside world here as we have provided WiFi throughout along with a cinema room. Or just sit back and relax in the hot tub or listen to music in the sitting room. We have retained the original features in many of the rooms, such as exposed oak beams. Every room has been carefully created to ensure that our guests can relax in comfort in wonderful surroundings.

From both properties there are some beautiful walks directly from the doorstep – up to the top of the mountain and back, over the valley to the local pub or of course you could stay in read a book, have a glass of wine and sit back and enjoy the roaring fires.

There is plenty do within easy driving distance of the Farmhouse and Barns: Lake Vyrnwy and Vyrnwy Falls are about 20mins drive away, Llanraeadr Falls, Chirk Castle about 27 miles drive and Powis Castle about a 45min drive. Snowdonia is approx 50mins drive.

## Facilities

- **Dog Friendly:** 1 well behaved pet per property is allowed (extra charge, so inform Vicky when enquiring).
Please ensure pets remain off the furniture and downstairs
- **Accessibility:** Farmhouse and Barns have downstairs bathroom/bedroom, kitchen and sitting room is on ground floor. Wide steps lead up to the front door.
- **WiFi:** Phone in the Farmhouse for emergencies only.
Emergency phone in the Barns, WiFi available.
Mobile reception is getting better.
- **Kitchen:** Well equipped with everything you need to cook for a group. Farmhouse has kitchen/diner. Barns is open plan. D/washer, w/machine, dryer, f/freezer.
- **Dining Room:** Barn has large open plan dining area and looks out over the valley and seats 20. Outside dining too.
Farmhouse has a kitchen/diner with open fire.
- **Sitting Room:** Cosy room in the Farmhouse with open fire.
Barn has a snug sitting room with television all with south-facing panoramic views over the valley below.
- **TV and Music Facilities:** Farmhouse - TV plays videos and DVDs and stereo.
Barns - Cinema room, iPod/MP3 docks and WiFi.
- **Games Room:** Farmhouse - landing area upstairs with space to play games.
Barn - outside table tennis and darts board.
- **Heating and Open Fires:** Farmhouse - 2 open fires - kitchen and sitting room.
Barn - underfloor heating and wood burners/fires. Central heating in both.
- **Bedrooms:** Farmhouse - 3 doubles and 1 bunk bedroom.
Barn - 5 double rooms, 1 twin room. 1 of the double rooms has 2 double beds in it.
- **Linen:** Bed linen and bath towels and hand towels are included in both properties.
Dogs towels or towels to be used outside are not included, please bring.
- **Bathrooms:** Farmhouse - 2 bathrooms - 1 roll top bath, toilet & sink, other is a shower room with toilet/sink.
Barn - 2 shower rooms and 2 bath, shower and WC.
- **Children's Facilities:** Table tennis at the Barns.
- **Outdoor:** BBQ and seating area at the Farmhouse. Hot tub under cover at the Barns. Outside eating area. Table tennis and darts outside the Barns. Fire pit/BBQ
- **Swimming Pool:** No pool, just a hot tub.
- **Parking:** Farmhouse has parking for 2 cars to the right of the property - private, outside
The Barn has parking for 4/5 cars alongside the property -private
- **Smoking:** No smoking is permitted inside either of the properties.
Smoking can take place outside, please ensure cigarette butts are disposed of correctly.

## Booking Information

- Arrival days are Monday or Friday. Weekends are from Friday 4pm through to Monday 10am. Midweek breaks are from Monday 4pm through to Friday 10am.

- Farmhouse has a security deposit of £300, Barns has a security deposit of £500.

- Pets are in addition to the rental price. Max 2 pets per property.
