## About The Property

Upperfield Farm is an old farmhouse, comfortably furnished and ideal for family gatherings and larger groups. The house is available for short breaks all year round, and occupies a fantastic position overlooking Carsington Water and within easy reach of the Peak District National Park. Also nearby is the pretty market town of Ashbourne, rich in history and offering interesting independent shops and restaurants.

The accommodation comprises:

Ground floor:

- Breakfast kitchen with fitted units, granite work tops and traditional AGA

- Large living/dining room with large table to seat 22 and large wood burner

- Main living room with log burner, great for large social gatherings

- Second kitchen with fitted units and large electric cooker

- Shower room with W/C

- Two double bedrooms

- Triple bedroom

Second floor:

- Four double bedrooms, one with an en suite

- Two twin bedrooms

- Triple bedroom

- Two family bathrooms

Upperfield has many windows affording stunning views of Carsington Water. The house is in a wonderfully peaceful setting, located down a no-through road on the circular cycle track. There is car parking space for up to 6 cars.

## Facilities

- **Dog Friendly:** We allow two well behaved dogs.
- **Accessibility:** Not really suitable for the infirm. For more information please get in touch.
- **WiFi:** Mobile reception can be poor. Free WiFi available.
- **Kitchen:** 2 kitchens, both with fitted units, 1 with large electric oven and 1 with traditional AGA. Fridge, fridge freezer, microwave. Equipped for 30 guests.
- **Dining Room:** Large oak table with ample seating space for all in the party to sit and eat together. Additional table if more room is required.
- **Sitting Room:** There are six sofas, bean bags and an armchair. Both sitting rooms have log burner, television and DVD player.
- **TV and Music Facilities:** Two televisions with Freeview and DVD players.
- **Games Room:** There is a football table in the living/dining room.
- **Heating and Open Fires:** Two log burners and the AGA, with additional heating from the three air source heat pumps in the lounges and landing.
- **Bedrooms:** 6 double bedrooms, one with en suite, 2 twin bedrooms and 2 triple rooms.
- **Linen:** All bed linen is provided, beds will be made up for guests arrival. Tea towels and bath mats are provided. Please bring your own towels and cot linen.
- **Bathrooms:** 2 family bathrooms, 1 shower room and 1 en suite.
- **Children's Facilities:** Football table. High chair and cot available if required.
- **Outdoor:** Large outdoor table, patio, barbecue and extensive gardens with access onto Carsington Water's cycle track.
- **Swimming Pool:** There is no swimming pool, but Ashbourne 6 miles away has a leisure centre.
- **Parking:** There is parking for up to 6 cars.
- **Smoking:** Smoking is not permitted inside the property.

- From **£1800** for a 2-night weekend

## Booking Information

- A booking will be held for 7 days until a payment of a deposit is made. A 30% deposit is required to secure a booking. The balance is then due 8 weeks prior to arrival. Bespoke breaks may be available, please ask.
