## About The Property

Perched on top of a hill and hidden behind stone walls, the first view of Upwey House is both surprising and breathtaking. This stunning Manor House boasts 23 acres of land including ample lawn space for croquet or a game of football or cricket, woodland walks, a walled garden, and a stream at the source of the River Wey for intrepid little explorers.

Upwey House is perfect for families of multiple generations, groups of friends with small children, for special celebrations and for corporate groups and weddings. Little wonder our guests come back time and time again.

The house can accommodate up to 18 guests across 9 bedrooms, sleeping in comfy beds under fresh linen. Additional beds are available for up to 24. Each bedroom has been named and decorated individually giving the house bundles of character and making it feel like a home away from home. All of our four bathrooms have been recently upgraded with baths and walk-in showers.

Light streams in through the bay windows to the open-plan kitchen and dining area which seats up to 24 people. Challenge your cooking credentials on our top of the range Lacanche range or hire in one of our fantastic local chefs to take the weight off.

Throughout the house, there is plenty to do. Chill out in front of the log burner with a book or DVD from the shelves in the Snug or pick up a cue and chance your arm in the Snooker Room. There's a Playroom for our smaller guests stacked full with games, toys, air hockey, fancy dress and a dolls house. The perfect opportunity for a digital detox.

Put your feet up and unwind in front of the open fire in the spacious Drawing Room or sit back and take in the calm with a glass of something cold on the expansive terrace. A gas barbecue is available on the terrace as well as a full-sized table tennis table for some al fresco ping-pong.

If you want to venture further afield, the bustling market town of Dorchester and the seaside treats of Weymouth lie no more than a 10 minute drive away. Upwey itself is a delight with two excellent and walkable local pubs, an art gallery, the 13th century church of St Laurence and the celebrated Upwey Wishing Well and Tea Rooms.

- **Accessibility:** Ramps can be provided. One double bedroom on ground floor next to WC. No bathroom on ground floor or disabled bathroom at present.
- **Dog Friendly:** We welcome our four-legged friends as long as they are well-behaved! £50 supplement per dog.
- **Kitchen:** The kitchen includes Lacanche range, separate induction hob, microwave, fridge and dishwasher. Large array of equipment for entertaining and cooking.
- **Dining Room:** Seats 16 around the refectory-style oak table plus additional extensions for up to 24.
- **Sitting Room:** Light and spacious with original pieces of art, squashy sofas and armchairs all surrounding a huge open fire.
- **TV and Music Facilities:** Large Freeview flat screen TV/DVD in Snug, Bluetooth speaker for music and piano in playroom.
- **Games Room:** Outdoor and indoor games provided. Air hockey table in Playroom. Full sized snooker table in Snooker Room. Table tennis table on terrace.
- **Heating and Open Fires:** Open fire in Drawing Room, log burners in Snug and Snooker Room. Logs and kindling provided. Central heating throughout house.
- **Bedrooms:** 4 king, 1 double rooms, 4 twin rooms with beds that can be pushed together. 2 en suite bathrooms. Space in certain rooms for additional beds.
- **Linen:** Fresh white linen and towels provided. Linen change included for stays of two weeks and above. Additional changes on request.
- **Bathrooms:** Four bathrooms on first floor, all with WC, bath and walk in shower. Large WC cloakroom and gardeners loo on ground floor.
- **Children's Facilities:** Playroom including air hockey table, piano, toys, games, craft materials, fancy dress and dolls house. 2 high chairs, 1 cot, 1 travel cot.
- **Outdoor:** 23 acres of land including terrace lawns, lawns for sport, woodland walks, pond and stream. Gas BBQ, dining table and casual seating and swing chair.
- **Swimming Pool:** There is no swimming pool.
- **Parking:** Space for up to 8 cars on the driveway. Additional parking for events in the paddock.
- **Smoking:** No smoking inside the house.
