## About The Property

View From Within is a modern detached property situated in a secluded private area above the popular Lake District village of Bowness, which is just a 5 minute's walk away. Ideal for families or groups looking for a luxury holiday within the Lake District, this house provides stunning south-facing balcony views over Lake Windermere and the surrounding hills. The property has a spa room with hot tub and pool table and there is also a private cinema room.

The house has 6 large bedrooms configured to accommodate up to 12 people. Each of the bedrooms comes with its own flat screen TV and en suite bathroom with shower and toilet facilities, with 2 of the bedrooms having a bathtub. View From Within has a fully equipped kitchen suitable for cooking large meals and a large dining room where everyone can gather to enjoy a lovely meal with a view, as well as a comfortable living room and cinema room.

From central Bowness you can hop on one of the famous Windermere Lake cruise boats and take an evening cruise to Lakeside or Ambleside. Self-drive and rowing boats are also available to hire from Bowness Bay or, for those not too keen on water, take a bus and explore what the rest of the Lake District has to offer.

Bowness itself has a variety of great pubs, restaurants and bars to enjoy, all in walking distance from the house. For guests who enjoy the outdoors or are in need of a good dog-walk, we recommend heading up Brantfell in the morning to catch the sun rise over the east, or watch the sunset over Claife Heights to the west in the evening. Brantfell is a fairly short walk right from the doorstep but provides some of the best views of Lake Windermere and the rest of the Lake District's famous mountains.

- **Dog Friendly:** We allow well behaved cats and dogs, no more than 4 pets.
- **Accessibility:** No specific facilities for disabled guests.
- **WiFi:** WiFi is provided free of charge and there is good mobile reception using all main providers.
- **Kitchen:** Fully equipped open-plan kitchen with breakfast bar, electric oven, gas hob, combi-microwave oven/grill, American-style fridge/freezer and dishwasher.
- **Dining Room:** Large, light-filled dining room with dining for 12. Has stunning south-facing views of Lake Windermere and doors onto the balcony.
- **Sitting Room:** Large living room with 65" Smart TV and seating for 10 people with stunning south-facing views of Lake Windermere and doors onto the balcony.
- **TV and Music Facilities:** 65" Smart TVs located in living room and cinema room with Netflix and Sky TV (Sports Package).
Additional TV located in each bedroom and kitchen.
- **Games Room:** There is a pool table in the spa room.
- **Heating and Open Fires:** There is gas powered underfloor heating throughout the property adjusted using thermostats located in the hallway and each bedroom.
- **Bedrooms:** 2 kingsize rooms, 2 doubles, 1 super kingsize, 1 room with twin beds. All have en suite bathrooms.
- **Linen:** All linen and towels are provided free of charge.
- **Bathrooms:** All bedrooms have en suite toilets and showers. Bedrooms 1 & 5 also have large bath tubs. There is an additional shared toilet/sink in the hallway.
- **Children's Facilities:** There are travel cots, high chairs and stair gates available upon request free of charge.
- **Outdoor:** The property has a fully enclosed south-facing balcony with outdoor dining, sun loungers and a large barbecue.
- **Parking:** There is private parking available for 6 cars. We also have an electric vehicle charging point which is free of charge.
- **Smoking:** Strictly no smoking within the property. If you wish to smoke please do so outside and dispose of cigarette butts in the bin.

- 3 night minimum stay with no changeovers permitted on Saturday. We do allow parties however strictly no noise after 10pm, Self check in using lockbox unless meet and greet requested. Please don’t hesitate to contact us if you have any questions.
