Villa Capanne is a 600 year old farmhouse, in northern Umbria, Italy, beautifully restored to retain its original charm. It stands at the top of the Antognolla Valley, looking down to the magnificent castle and across the championship golf course.

The property is situated within the Antognolla Estate, which provides both privacy and security. Entrance to the estate is through a guarded entry and guests receive a pass upon arrival to open and close the entry gate.

The main house, Capanne, has 4 large double bedrooms, simply, yet elegantly furnished. Capanne is approached through a lovely courtyard, with the first floor still accessible via the original staircase. Adjacent to the main house are the main terrace, eating areas, pergola and horizon swimming pool.

The 2 bedroom cottage (both en suite), Capannetta, is adjacent to the main Villa, but separate and self-contained. It also commands views across the rolling hills and forests of the Antognolla Estate.

There is an external covered terrace, with seating for 6 and stunning views of the surrounding forests, Monte Acuto and the monastery, whose distant bells provide a musical backdrop each day.

Guests have access to the Robert Trent Jones championship golf course and the on site restaurant.

- **Sitting Room:** An open fireplace dominates the living room which has comfy sofas and provides welcome sanctuary.
- **TV and Music Facilities:** Big screen LCD TV, satellite box and DVD player. Stereo sound system. A selection of videos and CDs are available.
- **Games Room:** A billiard table and table tennis table are available along with sports equipment for use both indoors and outdoors.
- **Heating and Open Fires:** Centrally heated throughout both buildings and log fires in both.
- **Bedrooms:** All bedrooms feature en suites and some can be reconfigured with single beds.
- **Linen:** All linen and towels provided.
- **Bathrooms:** En suite bathrooms to all bedrooms.
- **Children's Facilities:** High chairs, change mats, cots are all available by prior arrangement.Toys, books and games are available.
- **Outdoor:** A large covered entertainment area and gas BBQ are adjacent to the pool.
- **Swimming Pool:** Spectacular L shaped infinity pool gives sweeping views of the golf course, castle and valley below. It can be fully fenced for toddler safety.
- **Parking:** Secure on-site undercover parking available.
- **Smoking:** Smoking is not permitted within the buildings. An outdoor pergola area is available. Please dispose of your butts responsibly.

- **Food and Drink:** Try the new eatery at the Golf Club just down the road. A little further afield is Borgomela or Il Caldaro. All come highly recommended.
