## About The Property

Villa la Gran Duquesa offers a large holiday villa near Alicante that can accommodate 30 people comfortably. The entire house is available, with exclusive use, for weekends, weeks and fortnights. Groups of bachelor and bachelorette parties, as well as families and friends, are welcome for celebrations, spiritual retreats, personal growth workshops and various gatherings. There is also plenty of space for a group of families to vacation together here.

The spacious rooms of the villa, such as the main living room with many sofas and a smart TV, make this the perfect place to relax. The indoor dining room is large enough for everyone to eat together by its warm fireplace on the coldest winter nights and another large outdoor dining room with barbecue to enjoy the rest of the year.

The grounds are also spacious, with Mediterranean gardens and chill-out areas with outdoor furniture, and everyone will enjoy the pool, chill-out beds and 2 ping pong tables.

In the garden of trees we have a spectacular Jaima, with many cushions, fabrics and rugs, a place for meditation, relaxation or meeting. You cannot drink or eat in this space, and please also take off your shoes.

At Villa la Gran Duquesa there's a large games room (which used to be stables for horses), where there are currently modern bathrooms, a bar, karaoke with a stage, a Jukebox, a poker table and various games, 2 electronic dart boards, 2 electronic basketball hoops, an American billiards table and giant table football for 12 players.

A very individual property, Villa la Gran Duquesa occupies a private position in a residential area, but is well connected to everything that the area has to offer. The villa is close to the beach only 1.5 km away, with trams available 250 metres away. Various water sports, clubs and restaurants are within about 800 metres, and shops and supermarkets within 1 km, as well as more trams and buses. Alicante is just 8km away and easy to get to, and there is a golf course very close by. Or why not try fishing, or visit the local theme parks and the island marine reserve of Tabarca.

## Facilities

- **Dog Friendly:** Pets are permitted after thorough consultation with us indicating species, breed, size and quantity.
- **Accessibility:** The entire ground floor is accessible for a wheelchair but the house is not prepared specifically for wheelchairs.
- **WiFi:** There is good WiFi coverage available in most of the whole house.
- **Kitchen:** 20m2 kitchen with hob, dishwasher, 2 microwave, oven, 2 refrigerators/freezers, coffee makers, toasters, stove, cooking fires. Table with bench.
- **Dining Room:** Dining room with 4 large dining tables and chairs for 30 people and fireplace.
- **Sitting Room:** 60m2 hall in which there are 5 sofas, 7 leather armchairs and flat screen TV with WiFi.
- **TV and Music Facilities:** The 50 inch TV is SmartTV with free WiFi - the stereo can connect to your iPods, USB or auxiliary. Please note that other stereos are not permitted.
- **Games Room:** Bar, karaoke with a stage, Jukebox, poker table and games, 2 electronic dart boards, 2 basketball hoops, billiards and table football for 12 players
- **Heating and Open Fires:** In all bedrooms there is individual heating. In the living room there are radiators. Fireplace in the dining room.
- **Bedrooms:** 9 very comfortable rooms with capacity for 30 people. The rooms are spacious and comfortable. in total there are 5 double beds and 20 single beds.
- **Linen:** Bed linen on all beds and bedding in winter time. 1 bath towel per person is included in each rent.
- **Bathrooms:** Total 5 bathrooms: in total there are 9 toilets, 9 showers, 9 sinks. Hand soap provided.
- **Children's Facilities:** We have a travel cot and 2 high chairs. Free but please apply in advance by email.
- **Outdoor:** Large barbecue, next to which there are chill out beds, 2 table tennis tables and a Jaima for meditation. Large outside swimming pool.
- **Swimming Pool:** Large pool (80m2), approximately 13 x 6 metres with Roman steps, LED coloured lights.
- **Parking:** There is enough space inside the grounds (uncovered) for 20 to 25 cars.
- **Smoking:** We allow smoking in the house. Please always use ashtrays.
