## About The Property

The Walnut Tree villa, with its large pool and gardens, offers extended family groups the opportunity to holiday together with enough space for everyone to enjoy themselves to the full. The property also lends itself to be a wedding venue being able to seat 40 outside. We have a pop-up gazebo for shade or otherwise!

There are five bedrooms, three ground floor and two upper floor, plus 2 IKEA chair beds (these form a kingsize double or two comfortable single beds), a put-up-up occasional bed and a cot, three bathrooms as well as a downstairs WC/basin/hairdryer plus outside shower. 

The two large open plan living areas, one on ground floor and the other on the upper floor, both with dining (seating 12 and 8 respectively), living areas and kitchens), a large utility room, the balconies and terraces all make living at The Walnut Tree uncomplicated and uncluttered - so necessary when large groups are holidaying together.

The property is furnished to provide high standards of comfort. Sofas, beds, plenty of pure cotton linen and towels, well equipped kitchens (hob, oven, fridge-freezer, microwave, dishwasher, etc) on both floors. There is a large utility room with two washing machines, drying space, iron and ironing board. An extra fridge is also provided.

The downstairs separate WC is off the utility room and the outside shower is just outside through double doors onto the pool terrace.

The pool area (10m x 5m - non diving) and the gardens are beautifully maintained. While the pool is surrounded by lawns and hedges, beyond are the orchards where there are fruits trees, olives and vines. 

We have two mountain bikes, table tennis, badminton equipment and a boule court for our guests' enjoyment..

Although there is much to enjoy in and around the villa, the views to the mountains and the National Park of Mount Aenos are perhaps the special attraction of The Walnut Tree. Why do anything when you can sit in tranquil surroundings, sip a glass of delicious Kephalonian wine, eat a few of our olives and gaze at the blue and green hills and valleys all around you?

## Facilities

- **WiFi:** Free Wifi.
- **Accessibility:** Three bedrooms are on the ground floor. There is also a ground floor WC.
- **Dog Friendly:** No Pets.
- **Kitchen:** The kitchens (one on each floor) are equipped to a high standard as you would expect in the home of a one time caterer!
- **Dining Room:** There are two dining areas inside the villa with enough equipment in all for over twenty guests.
- **Sitting Room:** There are comfortable sitting areas on both floors.
- **TV and Music Facilities:** There are TVs, DVD players and CD players on both floors. There is a considerable library of DVDs and CDs in the villa.
- **Games Room:** We don't have a games room.
- **Heating and Open Fires:** There is full central heating for winter lets and two wood burners - one on each floor.
- **Bedrooms:** Five double bedrooms all with air con, two chair beds upstairs plus put-u-up for extra guests. There is a cot and all equipment necessary for a baby.
- **Linen:** 100% cotton linen and towels are provided.
- **Bathrooms:** There are two full bathrooms and one shower room plus a downstairs WC and an outside shower. Hair dryers are provided in each bathroom - four in all.
- **Children's Facilities:** We have a cot and all equipment necessary for a baby as well as toys and children's books.
- **Outdoor:** There is a boule court, badminton and table tennis. We have a barbecue area with firepit and two portable barbecues. There is also an outdoor oven.
- **Swimming Pool:** The swimming pool is ten metres by five metres and non-diving. It has underwater lighting on a timer (to suit guests' requirements).
- **Parking:** There is plenty of parking space at the villa.
- **Smoking:** No smoking.

## Booking Information

- 25% deposit on confirmation of booking with payment of Balance 8 weeks before start of rental. £200 Damage Deposit payable with Balance payment returnable (if no damage found) one week after end of rental. Extra guests (over 10 occupancy) charged at £15 pp per night. Changeover day flexible.

### About The Area

The villa is between the coast and the village of Poulata; the turning is off the coast road between Sami and Aghia Efimia.

### What's Nearby?

- **Bus:** Bus to Argostoli (island capital) from top of our track - once a day.
- **Location:** The port (ferries to mainland Greece) of Sami is 4 kilometres away. Aghia Efimia is eight kilometres and the capital, Argostoli is 24 kilometres.
- **Shop:** A small supermarket and a bakery are in Karavomolis - five minutes (or less) by car
- **Food and Drink:** One of the best tavernas in the area (Robilis Taverna) is in our village, Poulata - a short drive away. Many others are nearby in Sami and Karavomol.
- **Airport:** Kefalonia's airport is 40 minutes drive with direct UK flights. Consider UK Flights to Araxos on the mainland with ferries from Kilini to Poros.
- **Train:** There is no train station.
