The Hay Loft, Old Stables & Grain Loft sleep 8 guests each

The Woolshed Barn can seat 40 together for dinner, by arrangement.

Sympathetically converted to incorporate features of the traditional agricultural buildings, each barn is set up with a cosy, communal feel to reflect how we live and work here on the farm. With individual style, much of what you see is handmade, reclaimed or an original feature of the farm, making the whole experience unique.

In the Brick Barn and Long Barn we retained the sense of space by keeping the living area to full height, so the upstairs is presented as a mezzanine. Downstairs has a soft brick floor with underfloor heating and a cosy living space around the wood burner with plenty of logs provided. Upstairs flooring is laid with recycled oak floor boards and underfloor heating. Both have ladders up to kids sleeping lofts.

The Grain Loft, Hay Loft and Old Stables: each barn has a double room, a twin/double, and 4 bunk style beds that have been designed with youngsters in mind. Attention to detail is best illustrated by the shutters; handmade by the family, they fit beautifully, look good and work well. Bedside tables are blocks of Douglas Fir from the New Forest, more usually used for propping up yachts in the local boat yards. Bathroom mirrors are recycled crittle windows from the wartime airfield on Beaulieu Heath. Their sills were part of an old sunken barge found emerging from the Solent mudflat! Old Stables is accessible.

Guests have free rein of the property: collect eggs, harvest fruit and veg from the orchard and tunnels, feed the lambs - plenty to get involved with! Outside of winter the lambing barn can be set up for group dining. The barns have a large shared garden, great for outdoor games and activities, also multiple outdoor seating areas set up with big tables, benches and barbecues. Other facilities: laundry room, extra loo & shower block. This is a charming location for groups and families to spend quality time together with their own space.

Warborne is the perfect base for exploring the New Forest and Solent, just 5 minutes from each. Also a short bike ride/drive into Lymington town.

Clearview wood burners, cosy sofas and the Grain Loft even has a floor window looking down into the goat pen below!

Book The Woolshed Barn by separate agreement to sit up to 40 guests in the same space for dinner.

The Farm couldn’t be better placed to access and explore the national gem of the New Forest and the Solent. Walk down the road and you’re straight out onto the open heathland, where ponies roam.

  • Lymington.
  • Pilley community stores is just down the road for essentials. A 5 minute drive into Lymington, a great town for shopping.
  • The Fleur de Lys is our local pub, great food and just a walk down the road. Pubs and cafes around the forest all offer a good vibe. Additionally Lymington has a range of restaurants.
  • Southampton, Bournemouth - both 40 mins from the farm.
  • Brockenhurst, Lymington - both 10 mins.
