Cotswold holiday house sleeping 11 for country weekend breaks with family and friends, near Cirencester

Warren House, Kemble, Cotswolds, Gloucestershire, sleeps 9-11 in 6 bedrooms.

A spacious and stylish Cotswold stone family home, with an acre of orchard, Warren House offers comfortable accommodation for up to 11 guests. Additional guests on request. An easily accessible location on the edge of the Cotswolds for country weekends and holidays with friends and family.

The front door, with porch, opens onto a lobby with access to a WC with wash basin. To the right is a fully equipped open plan kitchen with large electric range cooker, electric hob, dishwasher, large fridge/freezer, drinks fridge, microwave, breakfast bar for 3 and dining table for up to 12. The kitchen leads through to a separate snug with a sofa that can be made into a king bed on request. A utility room is equipped with sink, washing machine, tumble dryer and freezer.

Left of the lobby is a ground floor bedroom with single bed. Also to the left is a large open plan dining/living room, a warm and welcoming space to seat guests together at a second dining table or on comfortable sofas with TV and log burning stove.

There are French doors out onto the garden and patio area, which is equipped with a barbecue, table and chairs. Football goal posts are available for use in the garden. Please note that although this property is suitable for pets (at additional cost) the garden is not securely enclosed and pets should be monitored at all times.

Upstairs is the master bedroom with superking bed and en suite shower room. There is also a single day bed, suitable for one, available on request only. 2 bedrooms have a king bed and en suite shower room. The 4th king room uses a family bathroom. A separate but connected dressing room has a double sofa bed suitable for 1 adult or 2 children, available on request only.

Also available on request is the attic bedroom, an ideal den for teens, with 2 low single beds. Please note that the ladder staircase to this bedroom is extremely steep and is only suitable for able bodied people.

Additional outside space includes an 8 acre field attached to the garden through a gate - Please note this can only be accessed if there are no livestock grazing at the time of your stay. POA for dry hire event rates.

Dining table and chairs to seat 12 people located in the kitchen. Further table and chairs to seat 8 people can be found in the dining/living room.
Large open plan living/dining room, dining for 8 and sofas to accommodate all guests, TV and log burner, French doors onto patio and garden space.
2 large flat screen televisions, one in the living room and another in the separate snug room.
Free WiFi included.
Football goal outside for guests use - bring your own football!!
Oil central heating with radiators throughout and a log burning stove in the living room.
1 superking bed + single day bed, 3 kings (1 with sofa bed), 1 single. Attic room has 2 low single beds. Snug room: Sofa bed.
Linen and towels provided.
Family bathroom, downstairs WC, upstairs WC and 3 en suite bathrooms.
1 downstairs single bedroom and WC (please note no washing facilities downstairs).
Cot and high chair available on request.
Patio with barbecue, table, chairs with parasol. Fire pit. 1 acre orchard garden surrounding the property. Further 8 acre field attached POA for hire.
There is no pool.
Gravel driveway with parking for 4/5 cars.
Smoking is not permitted.
On request only. Additional cost of £40 per pet. Pets are not to be left alone, are not allowed on furniture or upstairs and must be cleaned up after.
