## About The Property

Sleeping up to a maximum of 70, but very comfortable for smaller groups.

The Well Road Centre is a large Victorian residence set in its own grounds within the lovely town of Moffat. It is situated in a quiet area yet is only a stroll from the shops and amenities of the town.

The Centre has comfortable, spacious accommodation for large families, multiple family/friends gatherings. It caters for the needs of youth groups, church groups and school groups looking for an activity or conference weekend or week. Walking or cycling clubs would also find it a good base for exploring the area.

Meeting Room/Lounge: Extensive accommodation. All rooms are fully carpeted and centrally heated. They offer both spacious living accommodation and rooms for a wide range of activities. You can bring your own equipment along - thereafter, there are no limits but your imagination.

There is a good parking area for cars or minibuses in front of the house and in its courtyard. This can be particularly useful for equipment trailers (e.g. canoes and sports equipment) or for small conventions.

The hills to the north and east were once the haunt of the Border Rivers. Golfers, bird watchers, walkers and cyclists, will all find something worth a visit.

Moffat has an excellent range of cafés, gift shops, and grocery shops, many in sight of the Moffat Ram in the High Street square.

There are other attractions in or near Moffat. The Beechgrove Sports Barn near the Moffat Academy offers a variety of indoor sports and a fitness gym, with tennis courts nearby. The nearest swimming pools are in Dumfries.

The town has a good 18-hole golf course, a park with a boating lake, a putting green, water play feature and swings for children. There are two other parks in Moffat, one of which is near Well Road Centre and may be used for any sports activity.

- **Games Room:** For indoor games or other activities. Separate table tennis room. Hall is also useful for meetings/conferences. Stacking chairs available.
- **Heating and Open Fires:** Full gas central heating.
- **Bedrooms:** 2 bedrooms with en-suite facilities and 11 other bedrooms of various sizes, all furnished and with pillows and personal storage.
- **Linen:** Pillows provided. Duvets provided. Linens can be hired through a third party or bring your own.
- **Bathrooms:** There are separate facilities for mixed groups. 4 separate shower areas plus 2 bathrooms with shower over bath.
- **Children's Facilities:** 2 cots on site. One high chair on site. Extras can be provided on request.
- **Outdoor:** Set in its own grounds. Public park just down the street. BBQ and Fire pit available on site plus outdoor furniture.
- **Parking:** There are good parking facilities on site. This can be particularly useful for equipment trailers. EV charging is available on site.
- **Smoking:** No smoking in the building. Outside facility available.
- **Kitchen:** Catering facilities for large groups. 2 ovens, 4 fridge/freezers, dishwasher, urn, twintub sinks. Separate food prep area in the scullery.

## Booking Information

- Prices based on minimum hire group size 40: additional per person charges for extra guests.
