Wellington Quay is an extraordinary home set on the waters' edge of a marina within the popular Sovereign Harbour area of Eastbourne. The bars, restaurants, shops and cinema of the Waterfront area are just a few minutes stroll away and yet you'll feel completely removed from the hustle and bustle of life as you gaze at the boats in complete tranquility.

This six-bedroom detached house has an enclosed rear garden with private jetty (if you fancy bringing your own boat) and a large decked area with outdoor dining set and sun loungers from which to enjoy the superb views.

There are water views from three of the upstairs bedrooms, plus the conservatory, dining room and lounge - which all have patio doors opening on to that delightful decked terrace.

Inside you have bags of space to socialise or escape, depending on your mood. The huge dining kitchen offers convivial space, seating up to 12. If adults fancy breaking off to eat without the children, there is a separate dining room which can seat eight.

The spacious lounge has plenty of comfy seating and a TV, plus DVD, but the real focal point is the huge fireplace with flame-effect fire for cosy evenings.

Needing some quiet? There is a study, ideal if you need to break off to catch up on emails, or the conservatory is ideal for a peaceful read.

Upstairs, the two largest bedrooms are en suite and have super kingsize beds, which can be split into twins if preferred. There is also a kingsize and two twin bedrooms upstairs, plus a family bathroom with bath and shower over. The sixth bedroom is a twin on the ground floor, and there is a toilet opposite this.

Eastbourne is just five miles away - a pleasant stroll along the seafront or a quick drive. The town offers four theatres, the iconic bandstand concerts, plus a wealth of eateries and bars/clubs.

WiFi is provided, plus towels and linen. Minimum age of lead guest is 35+. Smoking is not permitted. This property does not permit parties or all male/female groups. Noise must be kept low (especially between 8pm and 9am) as this is a quiet residential area. Please respect a strict 11pm curfew when using the outside space.

Dogs considered on a selective basis (maximum two) - supplement of £50 per dog applies. Must be kept to ground floor only, and off furniture.

Accessibility

While there is a ground floor bedroom, there is only a toilet on this floor, plus there are around five steps within the ground floor level.

Kitchen

The kitchen has a range cooker, dishwasher, fridge-freezer and microwave. A separate utility has another fridge-freezer, washing machine and dryer.

Dining Room

Kitchen dining table seats 12 and a separate dining room seats eight - great as an 'adults only' escape room!

Sitting Room

Lots of comfy seating, TV, DVD and flame effect fire.

TV and Music Facilities

There is a TV and DVD player. Sonos speakers are dotted around, so download the app on your phone to enjoy the tunes you want while you relax.

Heating and Open Fires

Gas central heating for the colder months, plus a flame effect fire in the lounge.

Bedrooms

Six bedrooms sleep up to 12. Two are zip and link, one is a kingsize and there are three twin rooms. So can offer 11 separate beds if required.

Linen

Linen is provided for all beds, plus towels for each person. If your stay is two weeks or more, additional linen/towels will be provided.

Bathrooms

One main family bathroom with bath and separate shower. Two en suites - one with both bath and shower, the other with a shower. Ground floor toilet.

Children's Facilities

Travel cot and high chair can be provided (availability permitting).

Outdoor

Pretty front garden to welcome you to the property. To the rear a large decked area with water views, then steps down to a grassy area and quay.

Parking

Big drive takes up to four cars, plus there is a double garage you can use - for car or pushbikes/leisure equipment.

Smoking

Not permitted inside the property at all. If smoking outside you must close doors to the property so smoke does not enter, and dispose of safely.

Electric Vehicle Charging

Free charging for our guests with an un-tethered charging cable (also usable by Teslas).

Booking Information

This property has a Friday changeover and is bookable in week long blocks in peak season (school hols). Outside of school holidays the property can be booked for weekends (Friday-to-Monday), midweeks (Monday-to-Friday) or weeks (Mon-to-Mon or Fri-to-Fri). £30 booking fee, £500 security deposit.

Location

Located in Sovereign Harbour – Europe’s largest marina complex. The seafront promenade is a lovely walk (or cycle) to Eastbourne. You are also close to the glorious South Downs for unbeatable walks.

  • Eastbourne - five miles away.
  • Asda supermarket - just 7 or 8 minutes walk.
  • The Waterfront area is 7 or 8 minutes walk and has a good range of cafes and restaurants. Ganges (Indian), Pablos (Italian), Thai Marina, Seasons (brasserie), Harverster, Frankie & Benny's and more.
  • Gatwick Airport - about 45 miles. There is a direct train from Gatwick Airport to Eastbourne centre (takes 1.5 hours).
  • Eastbourne - again around 5 miles from the property.
  • Walk 10 minutes to the main road and there are then buses every 12 minutes to Eastbourne, Pevensey, Bexhill and Hastings.
