## About The Property

Set in 23 acres of beautiful landscaped grounds, woodland and pasture with a babbling stream running down to the river Taf and a small but glorious lake, the location of Wellstone Cottages is truly magical. The site is idyllic in everyway. No busy roads nearby, no pollution, scenically beautiful, with only the sounds of nature to sooth the senses. Perfect for extended family holidays or weekend breaks near the coast.

With 3 hot tubs for guest use as the sun goes down and the stars come out, the sense of calm and wellbeing experienced by holiday makers here at Wellstone has resulted in returning guests year after year.

The cottages promise pretty gardens brimming with perennials and are sited by a large lawned area, with woodland paths between mature trees and flowering shrubs, attractive animal enclosures to include alpacas, pygmy goats, geese ducks and hens and elevated terraces and sun gardens.

A woodland walk on a broad, well laid path (formerly a railway line) alongside the river provides a lovely walk to enjoy the grounds eventually leading to the yurts and riverside campsite. You can also take a dip in the River Taf or enjoy wild swimming in Peachey pond.

The cottages are as follows:

The Coach House, sleeps 12 in 5 bedrooms and offers 2 bathrooms. Coach House is a beautifully converted Welsh cow barn with fabulous stonework and a spacious interior for entertaining.

Honeysuckle cottage sleeps 4 in 2 bedrooms and offers a good sized comfortable open plan living room.

Beech Lodge sleeps 6 in 3 bedrooms and has a private hot tub.

Jasmine Cottage, a lovely period house that sleeps 6 people in 3 bedrooms.

Ivy Cottage, a private detached 1 bedroom holiday let complete with kitchen/diner, conservatory and private hot tub.

All cottages are available individually or in combination.

For larger groups we also have 2 yurts each sleeping 4 people with a private kitchen and shared use of the shower and toilet block. There are a further 19 camping pitches available. Camp fires allowed.

- **Accessibility:** Coach House, Jasmine Cottage and Ivy Cottage have double bedrooms and bathrooms on the ground floor.

Each yurt has a small "kitchen shed" and camp fire for cooking.
- **Dining Room:** There are dining rooms and dining areas in all cottages.
When hiring Honey Couch House we can accommodate 16 for dining inside and out.
- **Sitting Room:** All cottages have comfortable sofas and chairs.
- **TV and Music Facilities:** All cottages have TVs. Bluetooth speakers can be requested.
- **Heating and Open Fires:** There are wood burners in Coach House and Jasmine Cottage.
All cottages have central heating.
- **Bedrooms:** We offer a range of bedrooms on the ground floor and the first floor with options for single beds, bunks and doubles.
- **Linen:** All linen and towels are provided.
- **Bathrooms:** All cottages have modern bathrooms.
There is a modern shower / toilet block with the yurts and camping.
- **Children's Facilities:** Wellstone Cottages is a child's paradise. Shallow streams, acres of lawns and woodland in which to play and alpacas, goats, ducks, hens and geese.
- **Outdoor:** Two hot tubs (one is private to Ivy).
All cottages have a private garden with tables and chairs and BBQs.

- **Swimming Pool:** No swimming pool as such but we can offer wild swimming in the River Taf.
- **Parking:** Parking for 8 cars by the cottages and a further 15 cars by the yurts and the camping area.
- **Smoking:** Allowed outside.
