West Down Farm is a delightful Arts and Craft styled house dating from the early 20th century. Situated at the top of a private wooded drive, the house is secluded whilst within easy reach of the market town of South Molton. Picturesque Exmoor along with its many footpaths, outdoor activities and breathtaking views is only 4 miles away, and the rugged North Devon coast only 30 minutes. The house was originally built as a gentleman's residence and was extended in the 1980's. Surrounded by mature gardens with several specimen trees in the grounds, the house nestles into the hillside and is surrounded by views of the glorious North Devon countryside. The accommodation is arranged over 3 floors. On the first floor there is a family bedroom, 3 doubles and a fifth bedroom with a double and single - all rooms on the first floor are en suite. On the second floor is a double bedroom with en suite, single bedroom next door with a hand basin and a double room, also TV/games room. Plenty of WCs (2 on ground floor and 1 on first floor), a further bathroom and shower room provide ample facilities for all guests. On the ground floor the well equipped kitchen with its range cooker and dishwashers offers the opportunity to cook anything from snacks to celebration meals. The main dining room is large enough to seat 16 diners and a sitting room offers a chance to relax, with a TV (with Sky TV which includes Sky Sport) and a wood burning stove. There is lots of space for your group to spread out, with a conservatory off the dining room with easy chairs and access onto the patio area. There is a barbecue and barbecue area with a wooden gazebo in the garden for those barmy summer evenings. Free WiFi. Car parking for 6 cars. Dog friendly. The historic market town of South Molton is only a 5 minute drive and offers a Sainsburys, PO, pubs, restaurants and tea rooms along with a cheese larder, sweet shop, fishmongers, traditional butchers selling local meats as well as a range of independent shops; a visit to South Molton Museum is a must for history lovers. ## Facilities - **Dog Friendly:** Pets are welcome we do ask that they do not go on the furniture or beds and owners clean up after them. £15 wkend and £25 week charge per pet. - **Accessibility:** No specific facilities for disabled guests.
