Westbrook Court Country House is a contemporary 9 bedroom country property, sleeping up to 26 (21 adults and up to 5 children on camp beds) arranged across 2 buildings which are the 17th Century extended farmhouse and the modern black timber clad barn/guest suites, which is all set within 3 private acres with stunning views near Hay-on-Wye.

Come and stay in a Interior Designer's house - owner Kari from Westbrook Interiors offers an effortlessly stylish farmhouse setting that blends a rustic charm with cool contemporary comfort. A perfect venue for your extended family get-together, a group celebration for Hens & Stags or a special micro wedding group..  

Westbrook Court also welcomes facilitators hosting retreats and corporate events, as our venue is is an adaptable working retreat with great WiFi. There's a large meeting/dining hall room seating 21, with 5 breakout lounges/barns plus a huge garden for team building activities, games or just relaxing. 

The renovated 4 bedroom farmhouse features a double height dining hall seating 21, 3 lounges for spreading out for relaxed chatting, and a huge 40 ft kitchen for self catering or professional catering along with all the kit you need to cook up a storm. Plus 5 extra guest suites in a separate adjacent courtyard setting.

The outside facilities include an XL wood burning stove hot tub and kadai/fire pit zone for stargazing, an outdoor courtyard seating area with seating for 25, huge bbq- all with long views across the Wye Valley. Two rustic barns - one of them used as a games room with table tennis and darts and fitness/weights, the other an activity workshop room with versatile tables for different uses... both with festoon lights for evening use (unheated).

We offer a concierge service to help organise a memorable itinerary for your special occasion or event. Activities available on site include star gazing workshops, nature journalling, gin-mixing master classes, Viking games/Laser tag, life model art/painting workshops or guided hill or field treks. Off-site possibilities includes canoeing, pony trekking, mountain biking and history tours.

Dogs are welcome (at extra cost) and camp beds can be organised. Ample parking for 10 cars.

- **Dog Friendly:** Up to 5 well behaved dogs allowed - extra cleaning charge of £20 per dog per stay.
- **Accessibility:** One room is single level with near level access from car park and wheelchair width doors to en suite with double shower. Shower stool can be provided.
- **WiFi:** WiFi available.
- **Kitchen:** Well equipped for self or professional catering. Induction range with 4 ovens. Large fridge with ice maker. Two dishwashers, microwave and big urn.
- **Dining Room:** Flexible options with dining hall seating 21 for sit down, or with tables cleared away, more for stand up/canape event.
- **Sitting Room:** 3 lounges with ample seating in each. One with smart TV. Further independent lounges with small lcd TVs in guest annexe.
- **TV and Music Facilities:** 4 of the guest suites have their own LCD TV with freesat offering TV, radio and usb plus WiFi. The farmhouse bedrooms have WiFi throughout.
- **Games Room:** 2 rustic barns (unheated). One is a fitness zone with table tennis. The other as an activity room with huge table and chairs. Both festoon lit.
- **Heating and Open Fires:** Wood burning stove in dining hall. Centrally heated elsewhere.
- **Bedrooms:** Farmhouse has 4 king size rooms, Guest annexe has 5 king size split level suites. 5 blow up beds for children available, and 3 large single sofa beds.
- **Linen:** All linen & towels provided, but bring own hot tub towels.
- **Bathrooms:** 8 bathrooms.
- **Children's Facilities:** Fields to romp in. A magical shady willow and indoor and outdoor games. On site activities include cupcakes, crafting, bug hunting.
- **Outdoor:** Hot tub, fire pit, outdoor kitchen with bbq, huge garden with ancient willow - all with stunning views. 2 rustic games rooms with festoon lights.
- **Parking:** Parking for up to 10 cars.
- **Smoking:** No smoking in rooms or house or barns. Ashtrays are available for use in a tucked away corner outside.

## Booking Information

- Flexible check in and check out times, where possible.

- Flexible arrival days: Friday or Monday preferred but can be negotiated on request.

- We offer stays on weekends, and midweeks, all year round.
- 
- For group bookings, 20% reservation fee taken on booking. Payment plans to spread the cost are available for bookings 6 months or more in advance. Balance payable 1 month before arrival.
- 
- Refundable up to 2 months before arrival but no refunds if cancelled within 8 weeks of arrival.
- 
- We take a £250 damage deposit which is returned when property check out in a tidy order.
