Originally a Elizabethan estate, the farmhouse, 2 cottages and facilities are full of character and beautifully decorated, offering the perfect setting for hen groups, get togethers, celebrations or family holidays in Devon on the edge of Exmoor.

The farmhouse offers a spacious modern kitchen with big range cooker and dining room or breakfast room to sit 8 to 10 and also an adjoining Garden Room can also sit up to 20 guests comfortably, so the whole group can eat together.

The farmhouse and cottages are set amongst a magical inner and outer courtyard garden, and play area, further encircled by meadows, orchard, lakes and forest. Lots of spaces for summer barbecues and outdoor fires and activities and celebrations big and small.

In the past few years we have provided a wonderful setting for a range of groups offering activities on site from canoeing, archery to yoga and massage. We can also help to organise things off site: coasteering, climbing and cycling.

Relax and unwind in the Health Suite in the indoor hot tub and sauna, or in the outdoor spa with meadow and lake views. Alternatively why not book a yoga session (group or individual) in the yoga barn, a holistic massage or choose from a range of other treatments available.

For those preferring the outdoors, nature trails meander through the grounds and woodland, the lakes offers Canadian canoeing sessions and coarse fishing. Cycle trails are readily accessible, and a small selection of bikes are available to hire.

From Whitechapel Cottages, it is easy to enjoy all that the area has to offer - some of the best surfing beaches, the rugged beauty of the Exmoor National Park, delightful country pubs.

## Facilities

- **Dog Friendly:** Pets can be accommodated by arrangement. Usually not with large groups. Or over August
- **Accessibility:** Groom's Lodge is on one level, therefore suitable for the less mobile. Barton has a ground floor bedroom/bathroom. Please contact us to discuss.
- **WiFi:** There is a good 4G signal for mobile phones at the Farm House. Free WiFi in Guest Office.
- **Kitchen:** Large farmhouse kitchen in Barton House with LPG range cooker. Cottages also have well equipped kitchens.
- **Dining Room:** Large dining and breakfast room in Barton seats 14. Additional space is in our spacious garden room which seats 20 guests.
- **Sitting Room:** Barton House, Grooms and Cartwheel have living room areas and outside the health suite there is an additional chill out space too.
- **TV and Music Facilities:** LCD TVs in all properties.
- **Games Room:** Games barn with health suite (spa and sauna), table tennis, table football and pool table.
- **Heating and Open Fires:** Electric heating. Wood burner in each living room, logs supplied free. Outdoor fires are available - outdoor logs at cost
- **Bedrooms:** A mixture of doubles and twins, some en suite.
- **Linen:** Linen provided. Bath towels available free.
- **Bathrooms:** Mix of baths and showers.
- **Children's Facilities:** High chairs and travel cots available free of charge. Indoor and outdoor play area. Twin and single stroller available for 'off roading' on the farm.
- **Outdoor:** Private and shared gardens with seating, barbecues, outdoor fires. Coarse fishing, canoeing, mountain bikes on site. Wooded walks.
- **Swimming Pool:** There is no swimming pool. There are 2 hot tubs; one inside and a sauna and an outside spa available.
- **Parking:** Private parking for each property. Large extra parking area for bigger groups.
- **Smoking:** No smoking.
