## About The Property

5 yurts, 2 bell tents, and a tipi sit in glades within 17 acres of woodland on Woodlands Farm. There are 2 distinct areas, with 3 yurts and a small bell tent at the Northern end of the campsite, (nearer to the car park), and 2 yurts, 1 large bell tent, and a tipi at the Southern end, further into the woodland. Both ends have their own kitchen, and facilities, including a wood-fired hot tub, and pizza oven. There is also a large marquee that can be hired at the southern end.

We welcome family groups wishing to book either half the site, or the whole site, as this is a wonderfully peaceful and safe place for families to join together and enjoy the great outdoors. We are also in a good central location, which is easily accessible from all parts of the country.

(All adult groups may be considered, but we do not accept stag or hen parties, sorry.)

We are a quiet site, with the focus on peaceful relaxation, birdsong, gathering wood, and woodland walks, rather than partying! Ideal for a quiet retreat, a get away from it all, soaking up the ambiance, and evenings around the camp fire. (Please note: there is no WiFi!).

The site can sleep up to 39 people, based on 2 sharing a king size bed, and single mattresses on the floor.

Half the site can sleep up to 19 or 20.

Northern area:

Bluebell and Oak yurts sleep 6 each

Valley yurt sleeps 5, Lark bell sleeps 2

Southern area:

Woodpecker yurt sleeps 6, Little Owl sleeps 5

Tawny bell sleeps 5, Robin tipi sleeps 4

All the tents have a wood burning stove for heating, and offer a cosy and stylish alternative to camping. A bit of luxury is provided by rugs and sheepskins, as well as king size beds for adults and comfy mattresses for children.

We pride ourselves on our excellent facilities, with hot showers, flushing and compost loos and even a vintage roll top bath (at the southern end), plus 2 wood-fired hot tubs, providing a touch of luxury in a magical setting.

There are 2 very well equipped kitchens, plus a wood-fired pizza oven - an activity guaranteed to get the whole family involved! With BBQs and fire pits for outdoor cooking. Canvas covered areas provide plenty of seating for gathering and eating together.

## Facilities

- **Dog Friendly:** Sorry - we do not accept pets.
- **Accessibility:** The site is not particularly suitable for disabled guests. For those with difficulty walking long distances we recommend the Northern area.
- **Hot Tub:** We have 2 wood-fired hot tubs on site
- **WiFi:** No WiFi anywhere on site.
- **Kitchen:** 2 well equipped open fronted kitchens with everything you need for self catering, incl. cookers, a fridge per tent, kettle, toaster, freezer, seating.
- **Dining Room:** You can eat in the kitchens, or under the canvas covered areas.
- **Sitting Room:** Loads of room in your tent, or use the sofa and chairs under the awnings, hammocks, and outdoor seating around the fire-pit.
- **TV and Music Facilities:** Plug sockets are provided in the kitchens. Please note the tents themselves are off-grid.
- **Games Room:** Table tennis under one of the awnings, badminton kit, various board games provided.
- **Heating and Open Fires:** Each tent has a wood burning stove with fire wood provided. Plus a camp fire area outside.
- **Linen:** Either bring your own bedding, or it can be hired @£12 single, £15 king size (including towels).
- **Bathrooms:** Each tent has its own shower. Flushing loos are at the northern end, your own compost loo at the southern end. Plus a bath.
- **Children's Facilities:** Acres of woodland to explore in a safe contained environment (no vehicles). Table tennis and badminton provided. Cots and high chairs available.
- **Outdoor:** Several acres of woodland to enjoy. Fire pits and barbecue areas. Hammocks.
- **Everyone Can Dine Together:** Tables and chairs under the woodsmans awning, so that everyone can gather together to eat.
- **Parking:** There is a large car park on arrival. Access to the campsite is on foot. Luggage is transported either by wheelbarrow or quad and trailer.
- **Smoking:** No smoking in the tents or any of the indoor areas. Ash trays are provided outside. Please do not litter the woodland floor.

- A deposit of 30% of the total cost will be required on booking, with the balance payable 8 weeks prior to stay.

- 2 night minimum stay, with a 20% discount for a 3 night stay, and a £30% discount for a 4 night stay.
