## About The Property

Sorry – no hens, stags or party groups – the house is great for families and groups of couples.

An ambitious renovation project, Woody's Top has been transformed from a Youth Hostel into an award-winning open plan luxury living space for multi generational family groups and friends meeting up for a holiday or reunion. The distinctive terracotta roof tiles are a nod to the building's history, but this is now a contemporary and stylish family holiday house sleeping 10 with amazing countryside views and great facilities.

A modern and contemporary open plan kitchen, dining and living room makes the perfect place for everyone to catch up around the cosy wood burner. From stunning views from the patio doors, to everything you could wish for in a well equipped kitchen. Board games and jigsaws for all generations with plenty of space to make full use of them. The children are likely to head straight to the games room for pool, shuffleboard or table football and gaming time. They might even allow the grown ups to join in.

The large patio area outside is delightful, somewhere to sit and chill while taking in the wonderful backdrop, either in the state of the art Michael Phelps luxury hot tub for 8 or round the dining table with a glass of wine. 

The bedrooms are set up as three kings and two twins, enough choice for a mixed age range. They are all at ground floor level, some with access to the outside space and ideal for anyone who struggles with stairs. All have a modern en-suite bathroom with a shower and 2 also have baths, and there's a Smart TV in each room. One master bedroom has additional seating area with a sofa.

Louth is a nice little town with a thrice weekly market and plenty of independent shops and cafes. If antiques are your thing, head to Horncastle in the opposite direction to look for collectables. Blow away the cobwebs with a walk along the coastal path, with Skegness only 30 minutes away for a day out. Lincoln is an interesting city with lots of historic attractions including the Magna Carta Visitor Centre and the cathedral.

- **Accessibility:** Unfortunately the property is not suitable for wheelchair access, but the property is great for guests with limited mobility.
- **Hot Tub:** 8 seater hot tub with jets and hydrotherapy pumps.

- **Games Room:** Games room with pool table, table football, 9ft shuffleboard, PlayStation 4, DVD and 49” Smart TV.
- **Outdoor:** Enclosed lawned garden with seating area, barbecue and large hot tub.
- **Kitchen:** Fully equipped kitchen includes American fridge freeze, double oven, hob, microwave, wine cooler, dishwasher and washing machine.
- **Dining Room:** Large dining room table that seats 10 and outdoor seating with spectacular views.
- **Sitting Room:** Lounge has comfy leather sofas with wood burner, 55" Smart TV and patio doors leading to garden.
- **Heating and Open Fires:** Underfloor heating and wood burner in lounge.
- **Bedrooms:** 3 king bedrooms and 2 twins bedrooms which are all en suite and have a large TV.
- **Bathrooms:** 5 en suites. All bathrooms have a shower, heated towel rail and Bluetooth mirror. 1 bathroom also has a feature bath and 1 with shower over bath.
- **TV and Music Facilities:** 55" Smart TV in living area. All bedrooms and games room have Smart TV.
- **Children's Facilities:** High chair and travel cot are available.
- **Linen:** Bedding and bathroom towels are included.
- **Parking:** Parking for 5 cars.
- **Smoking:** No smoking.

- Check in from 4pm, check out by 10am. No smoking. No pets please.
- 
- Minimum stay 2 nights, but late checkout on Sundays.  Weekends, mid weeks or full week breaks available.  Deposit is £300 to secure the booking with the remaining balance to be paid 2 months prior to arrival.  Damage deposit of £300 due 7 days before arrival.
