Holiday Rental for Groups of Families and Friends. Orchard Barn and Anvil Cottage, Draycott-in-the-Clay, Peak District, sleeps 5 - 11 in 4 bedrooms.

When booking, you are booking both cottages together (no need to make a separate booking for Anvil Cottage), so you will have exclusive use of the 7 seater hot tub and recreational areas. Please note that whilst they are attached to each other, it is not possible to access the other without briefly going outside (just a few steps across the well lit, private paved area).

We occasionally offer Orchard Barn (sleeps 7) on its own at a reduced rate, but only if it's available in the next 3 months. We reserve further out dates for larger groups.

Ideal for extended families, friends, reunions and social get-togethers and birthday parties for up to 11 people (+ cot). Our guests tell us that this arrangement is ideal as it means that extended families have their own space, with ample room in Orchard Barn to socialise together. 2 night weekend breaks are available, but we try to reserve the school holidays for slightly longer stays.

The 2 cottages are contemporary barn conversions, Orchard Barn is the larger of the 2 barns and is 2 bedroomed (1 double and 1 triple) + a pair of single beds (75cm each) that can be zipped together to create a king sized bed downstairs (see layout pic). This part of the barn sleeps 7 and has catering and dining facilities for all 11 guests. The upstairs bathroom has a bath with shower over and there's also a shower room downstairs, all with underfloor heating, contemporary fittings and fully tiled.

There is endless hot water and heating supplied by an eco-friendly state of the art biomass boiler.

Anvil Cottage is a luxury 2 bedroomed conversion (1 double and 1 bunk bed). The cottage has a kitchen with breakfast table, and a separate lounge with 2 settees and a log burner. The fully tiled contemporary bathroom upstairs has a shower over the bath and underfloor heating.

No pets, sorry. As we advertise 'No pets' we get enquiries form allergy sufferers, so need to remain vigilant.

There is an Oval Cape Breeze House in the garden for alfreso dining (Easter - 1st Oct only).

Don't forget your flip flops for walking to and from the hot tub!

There is 1 step down to Orchard Barn living area, but a metal ramp is provided. All of the ground floor accommodation is open plan and on 1 level.

Hot Tub

7 seat hot tub.

WiFi

Free unlimited WiFi; on a good day our download speed can reach 16mbs. We have successfully hosted LAN parties.

Kitchen

Orchard Barn: Open plan kitchen with granite worktops, induction hob, separate under counter fridge and freezer, John Lewis dishwasher.

Dining Room

The dining table in Orchard Barn will seat 10-12 people and is within the open plan area.

Sitting Room

Orchard: seating for 10 on 3 settees and chairs, with a contemporary log burner (logs supplied), French doors open onto the patio areas.

TV and Music Facilities

Sony TV and Blu Ray players, with facilities to plug your own device into then to amplify your music.

Heating and Open Fires

Log burner in both Orchard Barn and Anvil Cottage (logs supplied). Whole property is underfloor heated via a woodchip biomass boiler and solar pv.

Bedrooms

Orchard: Upstairs, 1 double, 1 triple; downstairs are twin beds that can be zipped together (=7 beds) + cot. Anvil: 1 double and 1 bunk bed (=4 beds).

Linen

All linen provided, plus at least 2 towels per person.

Bathrooms

Upstairs bathrooms are fully tiled contemporary bathrooms with a shower over the bath and underfloor heating. Additional shower/WC downstairs.

Children's Facilities

Cot and high chair available.

Outdoor

2 acre field with an area about the size of a tennis court, mown for you to play games on. 7 seat hot tub.

Parking

Ample private off road parking for 5 or 6 cars.

Smoking

Outside only please.

Booking Information

Prices are for both barns together. Usual changeover day is Friday (arrival from 4:30pm) except Christmas/New Year weeks which vary (please ask). If you book a 2 night weekend checkout is 11:00 on Sunday. A 3 night weekend checkout will be 10:00 am Monday morning. Pls ask about additional nights.
