Seagulls has a very peaceful location overlooking the Percuil river on the Roseland Peninsular, within easy reach of the fishing village of St Mawes via a footpath at the bottom of the garden.

This waterside holiday house near St Mawes sleeps 10 with space for a couple of extra guests, in a fantastic waterfront setting. There's a dining room able to seat 12 and a spacious lounge with huge patio doors for taking in the amazing views. Perfect for family holidays and watersports and sailing enthusiasts.

A large fenced Cornish slate patio extends along the front and sides of the house from where the views extend across the river to Froe Creek and the National Trust St Anthony Headland. On the lower patio there's room for sailboards and other kit, and the ground floor utility and shower room offers washing, hanging and drying facilities - ideal for storing beachwear, walking boots, sailing and wet gear.

The terraced garden leads down to a lawn and to the river where moorings may be available for hire from Freshwater boatyard. RYA courses are run nearby for both sail and power boats. Kayaks, paddleboards and dinghies are available to hire.

The beaches and shops of St Mawes are only a 10-15 minute walk away via footpaths or along the sea-front with its spectacular views over Falmouth Bay. Shops include a supermarket, bakery, harbour-side fishmonger, cafe, ice creams, delicatessen, and butcher, as well as clothes stores, local arts and crafts, restaurants and pubs. A tennis court, playground and skate park are at the top of the large carpark.

There are many opportunities for walking in the area and the Place Manor ferry runs from St Mawes Harbour. Another ferry provides easy access to Falmouth town and to the Maritime Museum. A 15 minute walk or 2 minute drive from the harbour takes you to English Heritage St Mawes Castle and grounds. Across the waters of Carrick Roads towards Falmouth you can see Pendennis Castle, where several events are held throughout the year, including a Medieval fete complete with jousting. Falmouth week/St Mawes Regatta takes place in August.

There is a bus service to Truro and St Austell train stations and to The Eden Project.

South facing and spacious with double patio doors, seating for 12, table with two chairs. Log burner, coffee table, TV, DVDs, CDs, books and games.

The lounge is equipped with a smart TV, DVD player and a radio/CD player.

There is no games room.

Heating and Open Fires

The house has central heating with the addition of a log burner in the lounge. Logs provided for the initial fire. Firewood is sold in the village.

Bedrooms

King size, triple with singles, 3 further rooms have vanity units: 2’6 bunk room, twin room, single with guest bed. Extra z-bed. Built-in cupboards.

Linen

All bed linen, towels (not for beach use) and tea towels included.

Bathrooms

Cloakroom, 2 bathrooms with vanity units and either a large walk-in shower, or shower-bath, plus a downstairs toilet & shower room & wet gear space.

Children's Facilities

Stair-gate at top of stairs. High chair, baby cot available on request.

Outdoor

A large terrace with built in double BBQ, 3 wooden 8-seater garden tables, various loungers. Garden terraces lead down to a lawn. Rotary washing line.

Swimming Pool

There is no pool.

Parking

Ample private parking for 6 cars.

No smoking inside the house.

Booking Information

Minimum stay 3 nights. Check-in Friday from 16:30, check-out by 10:00. 20% non returnable deposit is payable to secure booking. The balance is due 5 weeks prior to arrival together with a £250 damage deposit. Two neighbours have a right of way down to the river along a secluded garden side path.
