The New England Beach House is situated on a quiet private residential seaside estate and we welcome family groups for breaks, holidays and special occasions. The New England Beach House is available for weekend, mid-week and week-long stays: we are a minimum of 2 nights in low season, 3 nights mid-season and 7 nights peak season.

The New England Beach House is a rare and unusual luxury holiday house. It is situated right on the beach with uninterrupted sea views and our own private walled beach garden. Sleeping up to 14 (including children - maximum of 12 adults) in six stylish bedrooms it is ideal for family beach holidays yet is only a few hours from central London; perfect for holidays and stays where some of the guests may wish to travel to London on occasion as there are hourly direct train services from Angmering to London Victoria or London Bridge. The New England Beach House is elderly and pet friendly, with two ground floor en-suite bedrooms, and a separate annex.

TV, SKY TV – full package, Internet access, WiFi, telephone, DVD player, board games, 7 seater hot tub.
Wi-Fi Broadband access.
A pool room and a range of games including backgammon, Monopoly, Scrabble, poker games and playing cards.
Gas fired central heating with gas flue-less fire.
6 double bedrooms (4 en suite) with TVs and DVDs in each bedroom. Two are on the ground floor, both en-suite. 2 cots are also available.
Towels and bed linen are provided.
6 bathrooms, 4 en suites and one cloakroom plus two outdoor beach front baths and four showers plus the 7 seater hot tub in the garden.
Two downstairs en suite bedrooms plus an annex room: mildly mobility restricted friendly.
Children and babies welcome. Cots and high chairs are available if needed.
Ample outside eating and entertaining areas both front and back to the property; decked beach front terrace with a charcoal barbecue area.
No but the sea is just outside! Hot tub in palm fringed private rear garden.
Parking on the driveway for 3 cars
No smoking allowed except outside.
Well-behaved dogs welcome (not upstairs or on sofas and chairs and should sleep in the kitchen breakfast room).



The property is situated on the private sea estate of Angmering-on-Sea which lies between Littlehampton and Worthing on the West Sussex coast.
The village of Angmering-on-Sea, East Preston is less than 5 minutes walk.
5 minutes walk to the all important village shop, which sells almost everything. Within 5 minutes drive there are further shops and large supermarkets
