## About The Property

The Stables at Dunfield House is situated 2 miles west of Kington in a beautiful valley surrounded by nature and walks from our doorstep, in the unspoilt English/Welsh border country.

The Stables is dog friendly - Pre-arranged on booking with Terms and Conditions.

Offering self-catering facilities the Stables is based on the grounds of a large country house, set on 15 acres with play areas, woodlands and streams, campfires, a labyrinth, an indoor heated pool (with tracking hoist) and a games room shared with one other group. Our Stables offers mid-week, weekend and holiday breaks for groups of families, charities or young people who want a base to plan their own unique programme. It is a brilliant space for multi-generation holidays, with level access facilities and some equipment available for guests with mobility or health needs.

The Stables is set apart from Dunfield House and offers your own accommodation and courtyard area, a conservatory and open plan lounge with wood burner, a self-catering kitchen and 8 bedrooms sleeping, 23 people. One bedroom is en-suite with the others sharing showers and toilets. We have the option of chair/beds for overflow accommodation taking the sleeping total to 27. 

Use of our heated indoor swimming pool, games room, football, volleyball, disc golf, adventure playground, peace garden and campfire sites are available to use at no extra charge.

Nicole (House Manager) lives on-site. Our team offers a personal service to enable you to get as much out of your stay as possible. Information on walks from the site, activity centres, local villages, tea shops and attractions in the area are available along with catered tray bake options to free you up to enjoy your time away.

## Facilities

- **Dog Friendly:** 1 well-behaved pet allowed on site (at the discretion of the manager) if they are walked off site, keeping our grounds clean for children to play.
- **Accessibility:** Level access from the car park to the bedrooms, shower/toilets and communal rooms. Equipment to assist available, please ring to discuss.
- **WiFi:** Limited to the Lounge area.
- **Kitchen:** The Stables has a large kitchen, built in ovens and hob, 1 fridge and one upright fridge freezer. Local shops are 2 miles away.
- **Dining Room:** The conservatory offers adjacent dining facilities to the kitchen for 23 people. The room can also be used as a meeting or room. High chairs provided.
- **Sitting Room:** The lounge offers level access to the courtyard with stunning views, comfy sofas and a wood burner with oak beams making it light and bright.
- **TV and Music Facilities:** Lounge has a television (no reception) for DVDs and computer consoles. We have a data projector for streaming films onto the walls in the building.
- **Games Room:** A large games room with two table tennis tables and a pool table that is also suitable for team games if the weather is poor.
- **Heating and Open Fires:** The Stables has central heating that is controlled by you and with a wood burner in the lounge. The first basket of wood is ready and waiting for you.
- **Bedrooms:** The Stables has 8 bedrooms: three are level access with one that is en suite. Rooms sleep between 2 - 4 with some bunk rooms.
- **Linen:** A linen pack will be provided for making your own beds on arrival (hostel-style). Guests strip their own beds on departure. Towels are not provided.
- **Bathrooms:** 4 showers and 6 toilets on the ground floor with 3 wet rooms (one en suite), all individual lockable rooms, and level access.
- **Children's Facilities:** Children are definitely most welcome here, with travel cots, high chairs, stair gates, safe play areas. Plenty of grounds to explore.
- **Outdoor:** Gas BBQ to hire, large chess set in the courtyard, benches and picnic tables, dining tables and chairs can be moved outside.
- **Swimming Pool:** Indoor heated swimming pool (10 x 4.5 metres) booked privately for your group. 1.38 deep, (no charge) for relaxation, fun, games, and swimming!
- **Parking:** Plenty of parking on-site adjacent to the Stables. The Stables is two miles from Kington with connections via public transport to train stations.
- **Smoking:** The Stables accommodation and grounds is a non-smoking environment, designated smoking bins can be situated in your courtyard if required.
