Ancient, whacky, quirky, beautiful, unusual, inspirational ... Our huge Tudor barn provides very comfortable but highly unusual accommodation in which groups can, if they wish, step back into the 16th century. (The separate Old Brooder bunkhouse provides additional sleeping for 20.)

Sleep in oak four-poster beds, truckle beds and box beds and feast at oak banquet tables. And if you want, dress up and go Tudor for an evening - eat off wooden platters, learn to dance – and play games -Tudor style! More bedrooms sleep 6+ in adjacent farmhouse.

Outdoor adventure, eco-challenges, WWII & Tudor history days. The 500-acre environmentally friendly farm is an outdoor classroom to explore, orienteer around, pond dip, tree hug, study insects, build dens, metal detect and much more. And if it rains you can carry on indoors in the massive barn space - basket-weave, whittle hazel, paint, sing, dance, make lanterns, or study flints, pottery and WWII artefacts in the little farm museum.

You can use our quiet farm as a base to do your own thing or we can provide guidance, support, tutors and help design activities or local itineraries that suit your particular needs for midweek

We grow arable crops, flower-rich grassland, happy pigs and wild game, ancient hedges, woodland, ponds and lots of wildlife! We have Norman castle earthworks and prehistoric, Roman and medieval farm finds. An annual regional or national winner of the Wildlife Trusts’ Wildlife Watch Award for six years, and 16 years of hosting and teaching on school visits.

Minimise your carbon and water footprint! We have an award-winning environmental policy – the wood-burner barn uses hedge-coppice firewood, we avoid packaging wherever possible, we recycle and compost, we encourage you to use your feet and our fleet of bicycles.


Big cooker, plate-warmer, 2 dishwashers, fridge, freezer, microwave. Masses of workspace. China/cutlery/glasses - 130 of each. BBQ and local charcoal.
Locally-made Suffolk oak banquet tables to seat 50 plus trestles and chairs for 80+. All china, glass, cutlery for 80+ supplied.
Massive sitting area for 20+ around giant wood burner + small cosy upstairs snug for 10+ with TV/DVD, books, videos, games, children's toys.
TV/DVD, big PA system by arrangement and smaller iPod docking station/CD-radio players in various rooms for reasonable noise levels!
Mobile reception. Internet access by arrangement in farmhouse.
Table tennis, table football in barn, numerous games such as twister, scrabble. 20+ bikes and planned activities - see activities in property text.
Under-floor heating in Cartlodge end. Huge wood burner burning 24/7 in winter, with daytime giant heaters in barn. All fuel included in price.
2 doubles, 1 twin, 1 sleeping 16 with 4-posters/singles in huge barn + travel cots, sofa/camp beds. Some en suite/ground flr. Farmhouse B&B sleeps 8+.
Made-up beds and towels provided - but if you BYO towel we donate £1 to Suffolk Wildlife Trust for nature reserve acquisition.
Complicated but in summary - 2 bathrooms, 6 showers, 9 loos (and more in separate farmhouse b&b & bunkhouse).
Ground-level living but some stairs, wheelchair access loo. No disability grading.
High chairs, travel cots, games, books, toys, outdoor activity packs & on-farm ideas, dressing up box, table tennis, table football, assorted bikes.
20 adult Ridgeback road-bikes (2 toddler seats), 500 acres to roam, garden, BBQ, tennis court, badminton, croquet, boules, cryptic clue treasure hunt.
We have no pool on site, but there are two public pools within 15 minutes.
Unlimited parking.
No smoking in any building.
Occasionally a well-behaved dog by special arrangement. Must not chase sheep, chickens, pigs, cat and nesting birds and not get on furniture etc.


London, Stansted airport and Harwich ferry 90 minutes or less. Minutes from historic villages Lavenham and Long Melford.
3 miles historic Lavenham - butcher, baker, small supermarket etc; further afield 15 minutes big supermarkets.
2 miles village shop, 3 miles supermarket, 4 miles award-winning farm shop.
2 miles fantastic pub/restaurants.

Booking Information

Booking periods flexible; usually 2-night-min Changeover days usually Sun/Mon/Fri. Price varies from £1500 in Jan for 15 guests to £2,640 for 22 most months for a 2-night weekend. Min prices vary depending on group size, occasion, season. Midweek breaks 2-nights min @ £25-30pppn. Ask for quote.
