Kinclune House and Estate is the perfect rural location for special occasions. This magnificent 19th century baronial mansion has three large public rooms, a large garden and spectacular views, making it ideal for hosting intimate celebrations and private events. 

Set amidst a stunning, private 800-acre estate on the edge of the Cairngorms, Kinclune House offers luxury accommodation in an extraordinary setting.

Its large public areas are suitable for a number of uses, including small-scale special events of up to 30 guests (daytime and evening). Weddings can be arranged in the house, the garden or elsewhere on the estate and a marquee can be used for larger gatherings.

Fully refurbished in 2023, Kinclune House offers luxurious and elegant sleeping accommodation for up to 14 guests between the main house (10) and Annex to the rear of the house (4).

To cater for the rest of your party, we can also recommend a hand-picked selection of the best nearby agritourism accommodation.

Intimate Wedding Package:

  • Exclusive use of Kinclune House and Annex
  • 3-night stay (overnight accommodation for 14)
  • Up to 30 guests in total. Overnight guests must not exceed the maximum of 14
  • Exclusive use of garden and a range of options for photographs, including woodland, meadow or other locations on the estate (weather permitting)
  • Site management by Kinclune staff on the afternoon before and on the day of your event
  • Wedding chairs for guests (setup in the drawing room or outside, weather permitting)
  • Dining room – formal dining for up to 20 seated guests (including crockery, glassware, cutlery and table linen)
  • For buffet style dining, guests will have access to 3 public rooms – dining room, drawing room and snug
  • Access to Kinclune’s list of suppliers, including caterers, florists, photographers

All catering at Kinclune House must be provided by one of our approved caterers. Please note, we do not allow other caterers to operate at Kinclune unless previously agreed with us.

Coming in 2025, Kinclune Courtyard Steading Venue will be a fabulous space for larger events including private celebrations and weddings. Our new venue will feature 2 event spaces for up to 80 guests.

Accommodation for 28 overnight guests, spread over 4 adjacent properties, including Kinclune House.

Dog Friendly

Up to 3 dogs: 2 in the main house and 1 in the Osprey Annex. Please inform us of the type and number of dogs at time of booking.

Free WiFi provided. We receive a good wireless service but, given our remote location, we cannot guarantee the service.

Smart TV in the snug and another in the annex kitchen-living room. Sonos speakers are available in the drawing room and kitchen-dining room.

Sitting Room

Spacious, beautifully appointed drawing room with original features, open fire and spectacular views.

Bathrooms

Main house has 5 luxurious bath and shower rooms. Annex has one shower room.

Bedrooms

7 bedrooms: 5 elegantly appointed double bedrooms, including a spectacular master suite in the main house; 2 double bedrooms in the annex.

Heating and Open Fires

Central heating throughout the house and annex along with an open fire in the drawing room and a further 3 wood burning stoves.

Smoking

Strictly no smoking or vaping in any part of the house or annex.

Booking Information

  • Kinclune House and Annex are booked and priced together for exclusive use. Enquiries welcome from smaller groups for the main house only (2-10) or annex only (2-4) (except during peak holiday season).
  • Short breaks available with a minimum stay of 3 nights (2 nights in winter). Full weeks only during July, August, Christmas and New Year. 
  • The changeover day is flexible, except for Christmas and New Year weeks, which start on 20th/21st and 27th/28th December.
  • Check-in is at 4pm on the day of arrival and departure is by 10am on the day of departure.
  • We hold a good-housekeeping security on your card of £600 (activated one week prior to arrival and released within 7 days of your departure).
  • EV charger available by prior arrangement.
  • There are no bedrooms on the ground floor.

Location

Located 15 minutes drive from the Angus town of Kirriemuir, the birthplace of JM Barrie, the author of Peter Pan. Kinclune House is approximately 40 minutes from Dundee city centre and an hour from Perth. 

The local area is famous for it’s landscapes, including the Angus Glens and for outdoor sports. The local lochs offer fishing, but are also perfect for birdwatching with marsh harrier and osprey being regular visitors. Backwater Reservoir, just a short drive from the house, is also excellent for picnics, open water swimming and paddle boarding.
