In collaboration with Lapford Mill, Lowerfield House is able to offer group accommodation for parties of 10-16 persons. In addition to the two double rooms and one twin room in Lowerfield House itself, the historic mill just next door has guest accommodation (normally self-catering) of one double bedroom and one twin bedroom with two bathrooms. Groups of 10 or more (subject to extra beds being available in some rooms) are therefore able to jointly use these two facilities with all breakfasts being served in Lowerfield House. This arrangement also works well for groups where some members would like to self-cater while others would prefer to enjoy the luxury afforded by a B&B stay in the main house.

The extensive 9-acre grounds of the combined properties through which guests are welcome to wander and relax, together with the fact that Lowerfield House is licensed to sell alcohol, make this a wonderful venue either for pure relaxation as a group or for various types of activity stay. Evening meals are available in the village pub, or may sometimes be available at Lowerfield House by prior special arrangement.

Local attractions include The Mill itself. While currently under restoration and not open to the general public, resident visitors will be welcome to have a private tour. At Lowerfield House, the croquet lawn is tremendously popular with guests who just want to hang-around the property and relax. Local walks and cycling routes are too numerous to describe here but the owners will be pleased to recommend circuits of varying lengths and degrees of difficulty to suit every individual's ability. The Cathedral City of Exeter is just 13 miles away, accessible by the hourly train service or hourly bus service for those who don't wish to drive while the popular surfing beaches of the north coast and rugged cliffs of the Jurassic south coast are all less than an hour away. So, located between Dartmoor, Exmoor and the two coasts this makes an excellent touring centre.

Facilities

The B&B kitchen may be available by prior arrangement. The cottage has full self-catering kitchen facilities which will be available to all guests.
Dining room can be arranged with one large table or several smaller tables to suit the wishes of any visiting groups or for private dinner parties.
There is no separate sitting area for large groups to sit together although both properties have lounge space for smaller numbers.
There are TVs in every bedroom and sitting area. Free WiFi is also available throughout the site through which visitors can stream their own music.
High speed WiFi is available throughout both properties together with good mobile reception on most networks.
A croquet lawn and equipment is available for guest's use, subject to the weather.
Lowerfield House is heated by a Ground Source Heat Pump which amongst other things means constant heating and plentiful hot water every day, all year.
Between the properties there are 3 king size double bedrooms and 2 twin bedrooms each with private bathroom. Extra beds can be provided if required.
All bed linen and towels are included at no extra charge.
Each bedroom in Lowerfield House has an en suite bathroom. At the Mill, there are 2 bedrooms and 2 bathrooms giving a private bathroom for each.
Guests with any disabilities will be accommodated in so far as is possible. Please enquire in advance describing any special needs.
There are no special facilities for young children.
Extensive grounds and woodland through which guests are welcome to walk and relax, or simply sit and enjoy the views and hospitality. Lovely patio.
There is no pool at the properties. Two public pools exist within 20 minutes drive.
There is ample off-road parking adjacent to both properties.
Smoking is not permitted anywhere in or around the properties.
Pets are not permitted in the guest rooms although there are ample spaces in which to exercise dogs if they sleep in owner's cars.

Location

Lowerfield House is located on the fringe of the village, close to the A377 and easily accessible to all types of vehicle.
The nearest major town is Crediton, 7 miles away while the city of Exeter is just 13 miles away.
There is a general store just 200m from Lowerfiled House open daily from 7 am to 10 pm.
An excellent pub and eatery exists in the centre of the village just 7 minutes walk away.

Booking Information

Prices are per person for bed and breakfast in a double or twin room. A £15 per night supplement applies to single occupancy. Evening meals may be available by prior arrangement. Many indoor and outdoor spaces are available for a variety of group or individual activities; please contact the owner.
