Set in 12 acres of the beautiful Rother Valley in the heart of the High Weald of East Sussex, New House Farm Country Retreat is the perfect peaceful retreat venue, surrounded by uninterrupted, views of untouched beautiful countryside.

The contemporary rustic lodges and farmhouse have stunning views over this designated Area of Outstanding Natural Beauty - ideal for retreats, large groups, families or businesses looking for a country retreat with their own individual spaces.

At the heart of the estate is the recently converted Long Barn - a 300 year old, 50 metre long, sumptuous space for guests to host that memorable, peaceful celebration, or to simply take time out and relax in.

The outdoor heated swimming pool has private gardens and terraces, leading out onto the lawns and a giant, luxurious hot tub featuring panoramic views over the surrounding countryside.

In this relaxed, rural farm estate, there are private river walks along the banks of the Rother, secluded spaces to relax in, meadows, woodland and beautifully kept walled gardens. Many public footpaths lead directly from the property across the fields and forests.

The extremely spacious main house has 2 lounges with open fireplaces, and a huge, central farmhouse kitchen, and the lodges have kingsize beds and sofa beds, high end personal catering facilities, wood burning stoves, cast iron Victorian roll top baths, wet rooms and large screen TV and entertainment facilities.

New House Farm is hidden away at the end of a private lane, from the peak of the south facing valley, all the way down to the banks of the river. Located between Etchingham and Ticehurst in East Sussex, it's 1 hour from London by car, or 75 minutes by train from Charing Cross, via London Bridge and Waterloo East stations - all going direct to Etchingham station, just 3 minutes drive or a short walk.

Facilities

A huge farmhouse kitchen, with dishwasher, 4 oven Aga, separate oven and dining table, seating 16. The Barn also has the large Rangemaster 110 oven.
The Long Barn or Farmhouse kitchen can both be the main dining areas.
The house has 2 lounges with panoramic views across the Rother Valley with the main lounge French doors opening onto the sculpted, terraced lawns.
3 lounges within the Farmhouse along with a cosy mezzanine hideaway in the Long Barn. There are also Bluetooth in-lodge sound systems. 15 TVs.
Unlimited high speed WiFi throughout the buildings, and available across the estate. New House Farm also has extremely good phone reception.
Spectacular views of the Rother Valley with open fire, pool and bar billiards, and a spiral staircase up to mezzanine hideaway with TV and DVD player.
Heating throughout the Lodges at New House Farm. All Lodges have log burners. The Farmhouse and Long Barn also have huge inglenook fireplaces.
8 bedrooms in the Farmhouse and 8 bedrooms across the 6 Lodges set within the 12 acres of grounds. 16 separate bedrooms in total.
Egyptian cotton bed linen is provided along with towels (for inside use only). Please bring towels for pool and hot tub.
Lodges have luxury wet rooms and cast iron roll top baths. The Farmhouse has 4 bathrooms with 2 en suite and an additional separate toilet.
The Long Barn along with the Stable and Garden Lodges, the Downstairs Pool Lodge, and the Farmhouse have disabled access. The driveway has shingle on.
We can provide high chairs. The main house has stair-gates fitted. We can also provide details of local babysitters.

No smoking is permitted inside, however there are designated outside smoking areas.
Pets are not allowed, unless arranged in advance

Located between Etchingham and Ticehurst, it is 1hr from London by car, or 75mins by train from Charing Cross, London Bridge and Waterloo East.
Set within an Area of Outstanding Natural Beauty, with easy and quick access to both London and the south coast. Etchingham and Ticehurst are a 3 minute drive.
The multi-award winning Eggs to Apples farmshop is only 2 miles away.
The Bell in Ticehurst is 2.4 miles away, with many more excellent pubs nearby.

Rates available for exclusive hire of the whole estate, the Farmhouse or the 6 high end rural Lodges with the 50m Long Barn, swimming pool (seasonal availability) and a giant 8 person hot tub with panoramic views. Please contact us for our availability for smaller groups, families and couples.
