Welcome to our family home just 15 minutes by car to Edinburgh, a beautiful Victorian house for families + friends to relax in comfort & style! The house is yours alone during your stay.

5 luxurious bedrooms - 3 kings + 2 doubles decked with fresh, crisp bed linen.

An equipped kitchen with granite work surface & island may tempt you to cook something delicious! Enjoy a cocktail in the private courtyard garden or out on the south facing terrace. Garden lighting + outdoor dining table + chairs if you like to eat al fresco. A charcoal BBQ is ready for those relaxed evenings whilst friends sway in the hammock or catch up on news.

The spacious sitting room has soft seating, space for board games + designer mood lighting. The snug games room has a large TV with Xbox, a yamaha keyboard and 6ft pool table.

An oriental, airy king bedroom on the 1st floor offers an inviting vibe. It has en suite limestone shower room with bidet toilet. Bedroom 2 offers a soft silk headboard and a beautiful world mural. It has use of the family bathroom. There are USB sockets throughout the bedrooms along with touch control lighting and all rooms offer an eclectic mix of furniture creating lovely visual interest. There are soft rugs by your bed, a desk/dressing table in each room along with storage.

There's a large shower room on the 2nd floor . A total of 3 bathrooms + a separate WC.

On the ground floor the utility area is great for hanging or drying coats and stashing your shoes. A washing machine, tumble dryer + drying rack is a really useful addition.

Just walking distance to restaurants & the beautiful Dalkeith Country House for scenic walks, a restaurant, cafe & shop. The links golf courses of East Lothian are just a short drive. Newbattle course is a 3 minutes walk. The famous Roslyn Chapel, an inspiration for the Da Vinci code books is a 10 mins drive. The seaside town North Berwick is a 25 mins coastal drive.

Local farm food shops at Archerfield Walled Garden or Longniddry or The Brand, East Fortune

Edinburgh city is a short drive or jump on the No.3 bus a 2 minute walk from the house, to take you into the heart of The Festival and Edinburgh Castle!

Located in a quiet no through road the house is found in the attractive area called Eskbank just a short drive from Edinburgh and convenient for routes to Glasgow, the Borders or the Highlands.
Dalkeith - 2 minutes walk. Edinburgh - 15 minutes drive or 30 minutes by bus, 20 minutes by train.
Morrisons supermarket just 5 minutes walk through Kings Park. Tesco supermarket with petrol station - 2 minutes drive or 10 minutes walk.
Ithaas Indian, Dalkeith - 5 minutes walk. Dalkeith Country Park restaurant - 10 minutes walk. The Sun Inn, Lothianbridge - 5 minutes by car. The Paper Mill, Loanhead - 7 minutes by car.

Damages deposit £500 - fully refundable within 3 days of vacating once house check is completed.
Minimum 3 night mid week booking
Weekend bookings minimum 2 nights Friday - Sunday.
Cleaning fee £200 in addition to rental fee
Quieter hen parties accepted.
