This lovely house is situated in the middle of Killin, often referred to as Scotland's most picturesque village, with breathtaking views of Loch Tay and The Trossachs National Park. This is ideally located for family or friends' gatherings, whether it be to celebrate a big anniversary or to enjoy all of the outdoor activities on offer in this fantastic area.

There are 8 bedrooms in total, all with super-kings although these are zip and link beds, so can be turned into twins for your convenience. One of the bedrooms is on the ground floor with access to a patio area, making it excellent accommodation for those with limited mobility. Good facilities include 3 shower rooms, a family bathroom, with a shower over the bath and an en-suite bathroom.

2 living rooms provide comfortable seating for guests to relax, providing choice and privacy. The larger area is a sociable space where you might like to sit next to the wonderfully warming log burning stove with a glass of wine, chatting or watching TV. The other living room also has a TV making it perfect for viewing a DVD, or simply another option for reading or some quiet time.

The spacious open plan kitchen and dining area is perfect for groups, with seating for 16. Prepare a meal in the very well equipped kitchen with its electric Rangemaster and 2 dishwashers. Create some ambience by listening to music while you work and eat with the Bluetooth Bose speaker. There is also a utility room on the ground floor where you will find an extra full sized larder fridge and full sized freezer and a washing machine.

The games room is situated on the second floor of the house with table football, Xbox plus selection of games and board games. This space is popular with younger and 'young at heart' visitors, offering even more choice.

To make the most of the spectacular surroundings, in summer months enjoy the outside seated patio and barbecue area, perfect for al fresco dining, with breath-taking views to the Tarmachan mountain ridge.

Killin has a shop, restaurant and pub, 200 yards from the house. The Falls of Dochart are just 5 minutes’ walk and Aberfeldy town, 23 miles. Glasgow is an hour away.

Facilities

The spacious kitchen offers an electric Rangemaster, microwave, full sized fridge, 2 dishwashers and a Bose speaker. Perfect for large group cooking.
There is seating for 16 in this open plan space, next to a log-burning stove. There is also sheltered seating for al fresco dining in summer months.
2 comfortable living rooms, 1 with log burning stove. Both have smart TVs & Sky basic package, Blu-ray/DVD player and BT soundbars. Ample seating.
Sky TV with basic package, Blu-ray/DVD players (w/USB plug&play) and Roth BT soundbars in both living rooms. Bose BT soundbar in kitchen/dining area.
WiFi is available throughout the property.
There is a games room on the second floor with table football, Xbox One and board games.
Oil central heating and a log burning stove. First basket of logs free of charge. Thereafter, £5 per basket.
8 bedrooms - all have zip and link facility to be superkings or twins. 1 bedroom is on the ground floor of the property. For specific layouts, do ask!
Bed linen and towels are provided.
There are 3 shower rooms and WCs, 1 on each floor of the property. Also 1 family bathroom with shower over L shaped bath and WC. Also one en-suite.
One bedroom on ground floor with patio doors, next to shower with seat & WC. There is one step to the rear entrance.
A cot and high chair are available upon request.
Outdoor patio area with seating for al fresco dining and enjoying the views. There are lawned gardens to the front and rear of Tay View.
There is no swimming pool.
There is on site parking available for up to 6 cars.
Strictly no smoking anywhere on the premises please.
No pets allowed (inside, or outside) at the property.

Location

Killin is in the heart of Loch Lomond and Trossachs National Park, close to Loch Tay. Glasgow, Stirling and Perth are 1 hour away. Edinburgh, Oban and Fort William are 1.5 hours away.
Aberfeldy is 23 miles (35 minute drive) away.
Killin Co-op - 200 yards.
Killin - 200 yards, has a range of bars, cafes, pubs and restaurants to suit a variety of tastes.
